Daily and weekly testing and associated tasks must be maintained. Dipslides, TVC and Legionella sampling should continue at the usual frequencies.


 Water Softener: The salt level in the brine tank should be checked regularly and topped up if required. It is likely that the amount of softened water required will be less than usual.  Closed systems: BMS/manual valve exercising should be continued as normal to ensure circulation is occurring. If you have a remote monitoring system installed it is important that you continue to check this and regularly communicate with your specialist/account manager to ensure the systems are being maintained well.


Remote monitoring is an ideal solution for minimising people on site and safely checking the condition of closed water system.


If mothballing is the only option, the new SF30 guidance, which details specific frequencies and protocols per building asset, should be referred to.


Success and safety after COVID 19 will rely on a business’ ability to adapt to a less people crammed future - the crisis has really focused our minds on what is essential for operations. Many more of us will be working from home, meetings will be cut to a minimum and online conferencing platforms will be far more widely used to keep colleagues in touch, virtually. Online learning will also become more prevalent – we hosted free legionella water treatment webinars during lockdown, to help FMs and building managers ensure their buildings remained safe. The same can also be true of the way we maintain our buildings. Remote monitoring was already becoming more popular before the pandemic, now it has a renewed purpose which


could actually lead to buildings that are more efficient and better maintained.


On closed circuit water systems, for example, we use the Hevsaure remote monitoring system, which allows real-time results to be sent direct to responsible parties, helping to ensure any issues are reacted to quickly.


In the case of assisting social distancing, this approach prevents unnecessary site visits and can lead to reduced maintenance regimes overall. Where site visits are unavoidable, by knowing exactly what needs to be looked at, time spent can be minimised.


Clients that used this technology during lockdown, could be far more confident of the state of their water systems and react as and when was needed. As these monitored buildings come back into usage, FMs and occupants are reassured that what they’re returning to is in the


best possible shape.


Many of these changes should be viewed as imminently positive. Increased home working will free up employees, reducing the daily commute and givin g them more autonomy. Employers may be able to reduce the overheads associated with redundant workspaces. Businesses that were resistant to embracing the digital world will be forced into the 21st century, using online solutions (like remote monitoring) that will serve to cut costs, wasted site visits and improve the energy and operational efficiency of buildings throughout the UK.


There are positives in every crisis, the trick is to learn from them.
