I'm ready to sell my house, but before approaching any estate agents, I’d appreciate some advice on getting the best price. Mr J Nolan


Hello Mr Nolan,


By the best price, I assume you mean the best possible price – in other words, the highest price a buyer is prepared to pay, given your own personal timescale, and the condition of your home.


Broadly speaking, the market determines what your house is worth, driven by supply and demand. Currently demand levels are good and sales are happening every day, but it is vitally important to get your pricing right to achieve success. No-one will pay over the odds for your home. Do price it correctly from day one, start off too high and buyers will stay away.


Your timescale can be a pricing factor, if you need a quick move, make your price very attractive; if

you have time on your side the price still needs to attract the buyer, but could be set just a bit higher. Most importantly don’t bury your head in the sand, good buyers will make offers. Remember it's not necessarily the highest price that’s best; it’s the best offer (which means thinking about the buyer's situation – cash/mortgage/something to sell, etc) that gets you moved.


Make your home neat and fresh. A general air of cleanliness and tidiness may not directly result in you achieving a higher selling price, but will certainly add to the saleability of your home. A day or two spent having a really good de-clutter/tidy will make a signifi cant difference.


Another factor that can affect your selling price is the Estate Agent. Beware the agent who values your home signifi cantly higher than anyone else. No agent can legitimately claim to get higher prices than the competition and invariably they aren’t thinking about you, just their sales targets or a nice shiny For Sale board!


By the same token, those who charge rock bottom fees may only be able to survive by forcing through sales at virtually any price. Those who charge an upfront or deferred fee have no incentive to obtain the best price or even see the sale through – you’ve already paid them. Go for a well-established local fi rm, where you’ll get proper help and advice to achieve the best price.
