Repair, Refurb, Retrofit Alumasc EWI Systems Transforming the UK’s social housing
Alumasc’s trusted external wall insulation systems Swisslab and Swistherm have long been transforming the UK’s aging housing stock, from being cold, unattractive and inefficient, into healthy, warm, energy-saving homes that create neighbourhoods to be proud of.
At Park Road Flats in West Lothian, Swisslab was installed as part of a £1.2m refurbishment programme. Swisslab is the industry-leading direct-fix insulated render system for overcladding existing properties.
The flats are owned by West Lothian Council and provide social housing to local residents in the form of 28 flats across three 3-storey blocks. The refurbishment was required in order to bring the properties up to Scottish Housing Quality Standards.
Having been constructed in the 1940s of roughcast onto brick, the Park Road scheme was suffering from issues with cold, condensation and mould, and many residents were experiencing high energy bills due to a lack of insulation.
The volume of works being carried out also led to logistical site challenges and had to take place with residents in situ. To combat the challenges, 1500m2
of Swisslab was
installed by Alumasc Registered Contractor CCG, to all four elevations on each of the three blocks, using 70mm Expanded Polystyrene (EPS) Insulation.
To provide further protection, the buildings were finished with Alumasc’s Silkolitt 1.5mm silicone render in white. Silkolitt is a high-performing, low-maintenance silicone render which is highly water-repellent, vapour permeable and weather resistant.
The residents now benefit from warmer and more energy efficient homes - with U-values reduced from 1.4W/m2 properties vastly improved.

On the Victoria Estate in Featherstone, West Yorkshire - a large housing estate of terraced properties managed by Wakefield and District Housing (WDH) - both Swisslab and Swistherm were specified. WDH, the largest housing provider in the region, appointed Effective Energy to deliver funding under the ECO initiative for EWI as part of their on-going programme of works at the Victoria Estate.
The two Alumasc systems were specified in order to fulfill the client’s brief requiring the refurbished properties to blend in with the privately owned properties on the estate. Another challenge was presented by the differing number of outbuildings and building details that needed specific angle beading incorporated to allow for a smooth profile at the properties.
In total, Alumasc Registered Contractor CPM Contracts, installed the EWI systems to 109 properties, providing an energy efficient, weatherproof exterior to the solid brick construction homes, with the added benefit of transforming their appearance, with new, attractive render finishes.
The lower halves of the properties were fitted with Swisslab, faced with a brick-effect render in dark terracotta. This provided a weather resistant exterior, which is highly resistant to impact damage.
The upper wall areas were completed with Swistherm, incorporating a tinted, high performance Silkolitt silicone render. Swistherm is a direct-fix insulated render system available for use with a choice of insulation materials. The system can be used for both new build and refurbishment projects and is certified by the Energy Savings Trust.
90mm EPS insulation formed part of both systems, enhancing thermal performance, resulting in warmer homes.
A Victoria Estate resident said: “The difference that the insulation has already made is very positive. My gas smart meter payments have gone from £80-£100 per month, down to £35-£40. I’m delighted with the cost savings so far, and my house feels so much warmer.”
