Creating inspired rootop terraces By Stuart Bowie, Director of Kinley

Private residence, Hampshire

IT ALL STARTS WITH AN IDEA

The upward expansion of buildings in London and across the UK is leading to spaces that were once neglected becoming centrepieces of inspired designs in the form of terraces. As square footage remains at a premium, developers and architects are finding new ways to make the most of every inch of available space.

Creating inspired terrace environments is an excellent way to incorporate communal outdoor areas while also adding significant value to a development. Recent research showed that the addition of a terrace could increase the value of a property by as much as 25% in prime locations in the capital, making them an attractive investment for both property owners and developers.

Roof terraces all over the country are becoming the focus of major architectural projects to transform them into stunning outdoor areas. As not all rooftop spaces were built with the prospect of housing tonnes of earth, decking, support structures and furniture, a range of technicalities will present themselves.

BRINGING A VISION TO LIFE

Creative design, expertise and extensive planning are key to getting a terrace project off the ground. Whether it is five or twenty feet in the air, constructing a terrace comes with a unique set of challenges. Turning an idea into reality requires collaboration with architects, landscape architects, structural engineers and installation experts.

If a roof terrace is part of a new build project it can be integrated from the earliest stages of planning. Converting existing roof spaces can require planning permission and there are other elements such as access, drainage and ensuring the safety of inhabitants to contend with.

COMBINING THE ELEMENTS

Rooftop terraces in particular will be exposed to more sunlight and UV rays than ground level spaces so it is important to consider not only the types of plants that are housed in the finished development, but also the materials used to build it.

Composite decking is a great choice that offers high resistance to abrasion and cracking with a low maintenance, stylish finish. It is also quicker to install than more traditional hardwood materials. Installing decking or tiling on support structures facilitates rapid surface drainage, provides a cavity to conceal services and is an excellent solution for improving heat and sound insulation.

Materials with lighter colour schemes are recommended to keep an outdoor area cool and airy. Tiles allow the creation of a free flowing and versatile space but must be slip resistant and supported by a stable structure, while the use of decking is a stylish addition to any outdoor terrace. This should be resistant to the effects of weathering and non-slip materials are advised to ensure the area is safe for use at all times.

When the structural elements have been completed, sturdy planters make an excellent addition to a terrace. They are ideal for creating contained and raised beds as they provide sufficient soil volumes for plants to grow successfully.

OUTDOOR SPACES MADE POSSIBLE

Terraces offer an opportunity to be creative and construct stunning outdoor environments that add significant value to properties. Kinley has designed a comprehensive Terrace Package that offers everything from decking, tiles, planters and support structures to achieve an end result that delivers not only excellence in design and construction but reduces material, construction and lifecycle costs. The Terrace Package is designed to streamline the construction process and ensure that all projects remain true to the design vision.

Now seen as a ‘must have’, terrace spaces have enjoyed a boost in popularity over recent years. A study has revealed that almost half of the British public feel that a roof terrace or balcony is one of the most standout features when searching for their ideal home, making external living space a highly sought after architectural feature of a property.

Our complete Terrace Package streamlines the entire process and ensures a build that is on-budget, on-time and on-brief. Get in touch to speak to a member of the team about how we can help with your project.
