Lending environment invigorated – but we’re not out of the woods yet


Fears of a ‘double-dip’ recession in the UK and ongoing crisis amongst eurozone financial markets didn’t inspire the greatest confidence as the current year took shape and the UK is still haunted by the prospect of a worse-than expected double-dip, write Ed Bellfield and David Mathieson of Christie + Co


However, for those of us engaged in the commercial property sector there are reasons why our optimism – though influenced by the realities of the economy – is far from groundless.


In the early part of 2012, the transactional environment across the core sectors in which Christie + Co operates – hospitality, leisure, care, education and retail – has been steady rather than spectacular but there are encouraging signs that this will improve, buoyed by a return of debt funding.

Deals Competition to find the UK’s most active agents. And, over the first half of 2012, we sold over 500 properties across all our sectors.


From a valuation perspective Christie + Co witnessed a very busy start to 2012, undertaking over 1,000 valuations in the first half of the year. The majority of these have been instructed on behalf of banks revisiting their existing security or by businesses looking to refinance away from their incumbent lenders, with valuation volumes for new transactions remaining low.
