HOTSPOT KINGSTON UPON HULL

“Our remit was to provide development

strategy services, valuation and investment advice and due diligence. With our knowledge and expertise in the Renewable Energy sector, we were ideally placed to understand Siemens’ requirements..” “The decision to choose Hull as the

factory site will help to make the region a more attractive business prospect for companies that operate in the civil engineering, manufacturing, and renewable energy fields. As a knock-on effect, other industries could benefit in the growing confidence and investment in the region, e.g. legal, retail, and leisure sectors. At a time when there are high levels of unemployment in the region, this development can only be viewed as an opportunity for Hull.” General Electric is set to invest £100m in

a wind turbine factory in Britain and that too, could be in Kingston upon Hull.

The properTy impacT It was an extremely excited Hull agent, Paul Fielder, MD of Lime Property that proposed Hull as the subject of this feature after hearing the decision by Siemens. “Nothing exciting happens in Hull” he

said, “I’ve been dying to have something to shout about because Hull is a fantastic city, and now I have!” Paul’s enthusiastic and proactive

Celebrating opportunity, Lime Properties Magued Eldaief, who heads the

company’s UK energy operations, has confirmed GE will announce the site of its new factory “very soon”. Other experts are also delighted by the

Siemens plan. Sam Pick, director of the Renewables Network, said, “The Siemens announcement does help us massively in terms of attracting another major turbine manufacturer such as GE. “The ‘Siemens effect’ will mean that

other companies in the supply chain who will move here as a result; it puts us at a huge advantage. “Although GE’s turbines will be different

to Siemens, many of the components will be the same. These components are huge – the turbines themselves will be bigger than the Humber Bridge, so logistically, it will make sense for companies like GE to locate near to the existing supply chain.” Gareth Russell, who is Business

Development Manager at Associated British Ports, said, “It is clear the Humber offers opportunities to form a cluster for the offshore wind sector.”

Network Auctions has a pub, adjacent retail unit and two flats in their 2nd March sale with a guide price of just £20,000+. Yes, you read that correctly. With over 40 pubs closing every

week across Britain it is no surprise that many of them are sold at auction and The Grange in Hull provides excellent value for money. Once a thriving community pub, it closed just six months ago so is still in reasonable order. On a prime corner site at the junction of Grange Road and Hopewell Road, it represents a solid

approach has created a dynamic agency;

only established in April 2008, Lime now has eight full-time staff, two of which are NAEA qualified and two part-timers. The team already works with large

organisations such as with Reckitt Benckiser, Smith & Nephew, British Aerospace and BP, housing new employees in serviced apartments and luxury houses as well being the ‘Official Relocation Agents’ for Hull City, Hull FC, Hull KR and Hull Stingrays.

investment opportunity. The pub provides over 2,500 sq. ft of space, including a cellar – and there is a large hard-standing carpark with access to the adjacent retail unit, which was once the off-licence. Above the pub are two self-

contained flats – a two-bed (c. 450 sq.ft) and a three-bed (c 850 sq ft) – each with a lounge, kitchen and bathroom. The Grange provides an exceptional

opportunity and a rather surprising avenue for its possible future use may also lie in the Government’s encouragement of the ‘Big Society’. This has endorsed pubs as local assets and promises support for communities wishing to save threatened pubs through community ownership. To find out more about The Grange
