Plans revised for £100m development in Poole


Major improvements to plans for a £100 million flagship development at West Quay Road, Poole, have been submitted to Poole Borough Council after developers responded to comments made by residents, the planning authority and CABE.


Neptune Consultants’ application for a mixed-use new urban quarter on a prominent waterfront site on West Quay Road was given extra time by the council to allow the developer to consider feedback received after the initial planning application was lodged in 2010.


Amended plans for the regeneration site between the existing lifting bridge and new Twin Sails Bridge include space for cafes, shops and restaurants, opening onto an extensive new public quayside promenade.


The new development will give full public access to the waterside promenade and its cafes and restaurants, with additional new pedestrian access directly to the town centre. Plans also include a new home for Poole Amateur Rowing Club incorporating a community function room.

Property moves in brief


• The return of Southern and Scottish Energy (SSE) to Langstone Technology Park (pictured below) marks a landmark in the history of the multi-tenanted premier technology and business park, as occupancy reaches a record 96%.


During the previous 18 months, in the midst of harsh economic climate, the park has smashed all previous occupancy records with 25% growth, taking the number of companies at the site to 35 in total (21 leased tenants and 14 in fully-managed space). This equates to around 3,500 employees being permanently based there plus visitors and contractors.


Since it became a multi-tenanted location in 2000 Langstone has attracted a diverse mix of companies from the NASDAQ listed Xyratex (number one in the 2010 Solent 250 list compiled by The Business Magazine) to the newer software engineers (one of whom develops games for Facebook), marketing and recruitment agencies and scientists.


• Lambert Smith Hampton (LSH) has completed a trio of office deals at the Manor Court office development at Segensworth, Fareham.


Acting on behalf of local accountants, unit 1 Manor Court has been let to SHD Technology on a 10-year lease. Due to company expansion, SHD Technology relocates from Hedge End.


LSH has secured a new tenant for unit 2, acting on behalf of Foresters Friendly Society.

• Following a competitive pitch for the agency role to market Hook’s leading office development, Form (pictured below), CB Richard Ellis and Strutt & Parker have been instructed by owners CIT to let the remaining space at this major site.


Form provides a total of 120,000 sq ft of highly-specified offices in two buildings at Bartley Wood Business Park, minutes from junction 5 of the M3. The whole of Form2 has been let to Lenovo and Serco and, following the letting of a wing in Form1 to First Drinks, approximately 53,000 sq ft remains available to let in suites from 13,650 sq ft.


The deal will mark the relocation of Uniworld Communications’ move from Gosport to occupy the 4,800 sq ft office premises.


Finally, acting for Mapeley, LSH has secured a letting to Amity World Travel, which will see the company take further space (3,500 sq ft) on Manor Court.


• LSH has been appointed by Legal & General to market units 8, 11 and 12 Manor Court, the offices formerly occupied by Cobham. The space offers between 3,458-13,282 sq ft.


• Marchwood-based Oceanic Estates has purchased a 110,000 sq ft warehouse in Eastleigh for £3.8 million, following an introduction from the south coast team at LSH. Avalon, Unit 4 Parham Drive in Eastleigh, is let to Just Data Systems which sublets the property to Jamie Oliver Group. The property comprises a 110,000 sq ft detached high-bay warehouse, one of few along the south coast.


• Goadsby’s commercial office in Winchester has reported that the retail market within the city centre remains strong. Recent lettings have included 107a High Street, now trading as Bellis, and 65a High Street, now the Hasta local newsagents’ shop. Popular secondary retail locations include Jewry Street and Parchment Street, where number 81 has been sold. Stockbridge Road remains a popular choice for secondary retail outlets and recently saw the opening of Pop Atelier at number 44, an art gallery which sells paintings and local artwork.
