Coca-Cola Enterprises UK & European headquarters achieves BREEAM ‘Excellent’

oca-Cola Enterprises (CCE) Ltd’s UK & European headquarters has moved over 550 staff to Enterprises House, a retrofitted 1960s building in Uxbridge, West London. The refurbishment has been carried out by Mellersh & Harding Building Consultancy (MHBC) acting on behalf of Investa Real Estate Investment Management for Clerical Medical. The building, situated over the main bus depot in Uxbridge, totals 109,000sq ft. Transport links to Central London and Europe are one of the reasons for the choice of location due to the proximity to Heathrow Airport and bus and train terminals – and the fact that Coca-Cola’s previous headquarters was also located in Uxbridge town centre. The building has been certified BREEAM ‘Excellent’, with a simple but effective approach taken by MHBC. “We have basically stripped and reclad the existing building,” says the MHBC design team. “We have used the latest technology, including an extremely advanced Climaveneta cooling system, to create a comfortable working environment with sustainability measures considered in-line with BREEAM from the outset. Cutting-edge technologies have been employed and it is worthwhile noting what goes on behind the façade of what seems a fairly traditional office building.” The sustainability measures in place include best practice in energy management and energy monitoring; sourcing of renewable materials where possible (ie all timber is FSC, CSA, SFI or PEFC certified); waste and recycling facilities in close proximity to the building with vehicle access, as well as recycling stations for staff located throughout the building; internal and external lighting in accordance with CIBSE Lighting Guides,


An Energy Strategy for New Bakers Court was prepared during the planning process. The study looked at potential yields for a range of technologies and reviewed their payback periods. Due to restrictions imposed by being a refurbishment project within the height restriction of RAF Northolt, a large number of technologies, including wind and GSHP, were deemed to be not viable. PV and solar thermal hot water were deemed unsuitable due to financial and technical viability respectively, with the savings made by installation of the technologies not justifying the cost and complexity of their installation. Given these constraints, MHBC identified in Climaveneta an ideal partner to deliver the best project solution. Opting for two high efficiency, air cooled units was the best compromise to ensure ideal energy reduction for cooling in such a complex environment.

and the lighting design exceeds the BREEAM criteria on ‘zoning’ to allow separate control; all new furniture is 100 per cent recyclable and contains at least 25 per cent recycled content; over 90 per cent of construction waste was diverted from landfill; thermal comfort for staff was assessed using dynamic thermal modelling software (Hevacomp V8i) and is provided by state-of-the-art HVAC systems incorporating Climaveneta high efficiency air cooled chillers; flood detection and Sustainable Urban Drainage is overlaid on the Environment Agency flood map, and ecological/biodiversity measures take into account the urban nature of the existing building. Small trees were removed in the rebuild but these were not deemed to be of ecological value because of their small size, the dense urban setting and the lack of connectivity to other areas of habitat. In their place, tree planting now includes wild service chequer trees, a Reading Biodiversity Action Plan (BAP) species. This means that the tree planting adopted contributes to local as well as national Biodiversity Action Plan objectives. Other new habitats introduced include areas of wildflower meadow and the planting of native shrubs instead of the exotic species that were previously on site. In terms of energy reduction, a key role is played by the HVAC system and by central units in particular. The building is served by two air-cooled chillers, supplied by Climaveneta, the European leaders in central heating, ventilation and air conditioning. The company, which also supplies many large hotels and other high-profile offices in London and across Europe, gives a quality assurance that these super-efficient chillers are some of the best available in current technology terms. This is important for lower carbon emissions and for keeping heating and air-conditioning costs down.


Another part of the technology in the building that contributes to the building’s energy demand is via regenerative braking technology in the lift installation. Clarification was sought from BREEAM as to whether this lift technology could be considered as a low and zero carbon technology and it was confirmed that it could. The Regen lift system was adopted and therefore counts towards BREEAM. Employees are encouraged to use public transport for commuting and for business travel but the building does have 354 non-disabled underground car parking spaces. Facilities for cyclists have been incorporated including secure cycle parking/ racking, lockers and showers for staff. The office space is arranged over four storeys The roof was retained in the rebuild but with new roof membranes and insulation installed. Extensive glazing ensures there is a view of surrounding buildings from desk height, and water metering measures in 10-minute intervals.
