synergistically – which is even more bizarre when the whole industry is adopting BIM workflow processes that transcend traditional ‘Chinese Walls’.
So, it is pleasing to see a high-profile example of the benefits of integrating your thinking as well as your controls at a prestige block of flats in Chelsea. KNX control was chosen for the 89 apartments at Hadley Properties’ Chelsea Island development that complete the regeneration of the Lots Road area, London SW10. The waterside development of luxury apartments, with prices from £1.2m to over £13m (April 2018), offers private rooftop terraces enjoying stunning views and meticulously-chosen, premium- quality appliances and controls throughout.
Clear communicaon
Smart control was treated as part of the overall mechanical and electrical engineering project workflow by contractors Ark M&E. This provided assurance that there would be no scope gaps and promoted clear and unambiguous communication.
Demand could be predicted accurately, and
devices could be called off from wholesalers at the right time. Custom-designed distribution boards and control panels could be produced ‘just-in-time’ ready to install in each flat as this fast-paced project progressed. The KNX open control protocol is used to control DALI unicast lighting, underfloor heating, cooling and ventilation with heat recovery. Jung control panels were custom-commissioned and labelled using the firm’s CAD-compatible engraving tool. Not surprisingly for such a large project, the whole implementation was overseen by one of the growing band of UK-based specialist KNX consultants.
The building now benefits from all the core advantages of intelligent KNX control. The KNX approach has also enabled the engineers to find ways of reducing the costs of meeting building standards by avoiding the need for expensive interfaces between the building BMS system and each individual private flat.
Fan controllers and heating actuators fitted in each flat have the functionality to trigger force flushing so each flat’s system is flushed after a period of inactivity, meeting a BSRIA requirement to prevent sedimentation and consequential energy inefficiencies and inhibit the formation of biofilms. “This project has been an eye-opener about the
potential of KNX for everyone on the project team,” says Ark M&E Senior Electrical Engineer, Danny Lawless.
