ESTATE AgI n t S, AUCTIONEERS & VALUERS Keasden, Clapham, Nr. Settle n : *!*°*^^ Hammer presenter and author offers guidance on property issues Avoid the perils of home improvement
on new kitchens, conservatories and bathrooms.
Property owners are eager to retain or boost the value of their homes
through home improvements whilst the property market is still sluggish, so they can cash in when the slump ends.
Yet home improvement is never a certain process and unfortunately, some contractors, have given the rest a bad name. There’s plenty of hor ror stories of rogue traders, cowboy builders or people losing their life savings to building firms and contrac tors going to the wall. Traditionally this month is the time most homeowners start to think about home improvements. As the weather starts to get better we often have a renewed interesting in refresh ing our homes. But home improve ments should not be taken on lightly, they are often very expensive and if you are not careful in your choice of tradesman you could get yourself into serious financial trouble.
Beware Cash Gravers mes/
The building industry came under pressure back in January with the VAT increase - adding to the cost of home extensions and renovations. This tax hike came at a difficult time for builders hit by the recession, and has encouraged the growth of the “black economy” - unemployed cow boy builders happy to receive cash in hand, undercutting their prices and taWng business from the legitimate builders. Whilst the initial saving on the cost of the work might be attrac tive, this could be a false economy if you then have to pay someone else to get the project put right. So, as the most popular time of year for home improvements approaches, how can your protect yourself?

Ideally choose a builder or contractor that you know or has been recom mended to you. Otherwise choose one that is a member of a profes sional jjody. Trustmark is a govern ment licensed organization that will help find you a contractor based on the type of project you have and when you need it completed. They list builders, roofers, electricians, plumbers, gardeners, carpenters and plasterers as well as other trades. Got to
trustmark.org.uk to search for someone local to you.
2. Protect Your Payment
Consider how you want to pay and get protection before you enter into any contract or pay a deposit. The fear of having to cough up for work
THERE is no doubt thntthp rpApnt property slump has led to a boom in home improvements and British homeowners are splashing their cash
a the ecen
monies between parties without any danger of loss.
Backed by the FSA, Bondpay takes away any risk,
giving protection before, during
and after the work is completed. In a nutshell your money is held in a secure account at HSBC until the contractor finishes the work-only then is he paid. The insurance and reassurance scheme will also provide additional 12-raonth warran ties on the works (in addition to any provided by your builder) and they will sort out any disputes should they arise. The best thing about this scheme is that it’s entirely free to homeowners and should your builder go bust during the work Bondpay will ensure the works are completed. For more informa tion go to WW3V.

3. Get Contracts Signed
before you are 100% satisfied can be eliminated by using a brand new bul letproof and secure way to pay called Bondpay - launched this month as a nationwide scheme to protect you when paying for renovations. It’s a bit like EBay where you use PayPal as a payment method because they are the experts in transferring

The devil is in the woodchip
This is an insurance product that protects you against your chosen jjuilder going into liquidation or ceas ing to trade. Check out
www.fmb.
org.uk also for a National Register of Warranted Builders (NRWB) who have to have their work inspected eveiy three years by an independent assessor, passed independent finan cial checks, hold public and employer liability insurance and passed credit, public record and director checks. They also sign up to the FMB and TrustMark’s Code of Practice. If you are shelling out for a new kitchen, bathroom or bedroom suite look for retailers that are members of the Kitchens, Bathroom, Bedroom Specialist Association (KBSA). The offer a de posit guarantee scheme or an insurance backed workmanship warranty. Go to
www.kbsa.org.uk.

Q: ‘What’s the best way to remove woodchip wallpaper?” Sam Cox, Dorset
A: Woodchip can be a devil to remove and often used to conceal uneven walls. If you do want to take it off, scour diagonal lines approx 3-4" apart across the paper with the edge of your scraper. Use a wallpaper steamer and let the steam penetrate the paper. Work from the bottom of the wall upwards and give yourself plenty of time!
Once you’ve agreed on any work you are having done, get a contract drawn up that you and your builder or contractor both sign. You can download FREE plain English building contracts from
3vww.fmb.
org.uk. Your builder doesn’t have to be an FMB member for you to use one of their contracts. Make sure that any changes to the original agreed specification are also written into the contract or added as an Addendum.
4. Additional Warranties
The Federation of Master Builders ' also has the Masterbond Warranty.
Q: ‘Can I cut back my neighbour’s tree that overhangs my fence?’ David Willmot, Carlisle
A: Provided it’s not protected, legally you can cut back any branches of the tree tfiat overhang into your garden. They are however, the property of your neighbour, as is any fruit, so strictly speaking you should return them.
5. Get Insured
Even if your home improvements have been done to a professional stantJard, there is always the risk of parts failing or something untoward going wrong. For added peace of mind, consider plumbing, drains or elec trical insurance. For more information about this topic and other property related stuff visit

5 Golden Rules
