PROPERTY markets across the world have experienced some

Itough times in 2007 as interna- ^tional economic events have

shaken consumer confidence. It seems that for UK buyers, however,

our love for overseas property remains strong, according to experts at the NAEA International incorporating FOPD.AC. While the outlook varies as one drills down into the established and emerging markets, it seems that the diversity of the UK buyer is one factor helping to keep overseas prop erty demand strong in 200K Mr Robin Haynes of Foreign Currency

Direct is particularly optimistic following a pick up in inquiries at the end of last year. “We’re experiencing a good level of interest at the moment. Overall we saw an 8.2% increase in the number of overseas property transactions in the fourth quarter of 2007 compared with 200G.” The world’s established property mar

kets have maintained a consistent level of interest over the last 12 months and, despite speculation to the contrary, many are expected to continue being popular. Countries such as France, Portugal, Italy and Cyprus will do particularly well

in 2008 according to Vanessa Bird, of financial services company Baydonhill. “There has Ijcen considerable nervousness over the economy recently, but we believe that the majority of the established mar kets will remain robust over the next 12 months. 'I’lie key is the diverse selection of Ijuyei's who look to purchase in ihese desti nations, from second home owmers to those relocating for retirement. The huge variety present here - in terms of age, financial cir cumstances and motivation for buying - is the driver behind the constant supply of purchasers.” While Spain and Florida are reported to

have experienced overheating recently, they still hold great appeal for traditional overseas buyers according to Robin Haynes: “With all its bad press we know that Spanish property is taking longer to .sell than normal, but British buyers are still in love with the idea of a place on the Costas. Spain remains the number one des tination according to inquiries through our portal PropertyLine.co.uk. Indeed, we sent more payments to Spain in 2007 than in 2000. “Meanwhile, with property prices hav

ing fallen in the USA and the Dollar at its low'est level against the Pound since the 1980s interest is escalating again in the

Florida market.” Telling time for emerging investment

markets Falling broadly into two groups, the emerging propert3^ markets revolve ai'ound the up coming areas of Central and Eastern Europe and more e.xotic locations such as Brazil, Venezuela and Thailand. With investment Ireing a key focus for the latter group, Vanessa Bird believes that now is a telling lime for the future success of the markets in Central and Eastern Europe. “The challenge for these markets is to go lieyond the two-three >'ear popular ity span which so many are experiencing. “Bulgaria is a good example of this. It

has got to the stage where many of the properties are now being completed and investors are finding out whether they will actually see the rental returns that were promised at the beginning. If returns are achieved then this will bolster confidence in other emerging European markets. “'fhere are certain destinations across

Central and Eastern Europe where the markets are still in their infancy and are likely to serve investors well over the com ing j’ear. Romania and Latvia are just two examples of these.” Meanwhile, more e.xotic locations are

expected to grow in popularity as buyers become even more adventurous.

Rushed Brits spend more time choosing curtains than

selecting their house, according to ING Direct... Research from ING Direct shows that the average homebuj’er

spends just 17 minutes looking at their property liofore deciding that it's the home for them - less time than they take to pick out new curtains (of minutes), a new outfit (one hour), hooka holiday (two hours), or do the weekend grocery shoj) (15 minutes). Buj'er anxieties seem to bo the main reason for this rush, with

half believing the house would bo snapped up if they didn't make a quick decision (49 per cent). Gut instinct is also a driving force, with a third of buyers (38 per cent) saying they 'knew' within five minutes that they'd found their future home. This hurry to buy conie.s at a time when the housing market is

at its busiest for many j’ears. Over U177 billion in mortgage advances were made in the UK in the first six months of this yearl. This high level of activity may be fueling buyers' haste, as a third say they made a quick decision because of the shortage of good housing following this boom. The rush to snap up the perfect homo is made more urgent by

pressure from family and friends, the difficulties of securing a sec ond viewing and the feeling that getting on the housing ladder is too important to delaj'. As a result, more than a quarter (26 per cent) of new home buyers say they end up regretting their haste. The ING Direct research also finds that buyers are being

encouraged by estate agents to make a quick decision, wdth one in four (22 per cent) saying they believe that their estate agent ‘talked up' interest from other parties. Commenting on the research, ING Direct CEO Lindsay Sin

clair said: "The pace of today's housing market puts a huge amount of stress on buyers and our research shows this can lead to snap decisions being when choosing a new home." "Mortgage providers can ease the stress levels associated with

moving home by providing, simple straightforward and quick to arrange mortgages."
