Chartered Surveyors points out that the recent heat wave has seen temperatures reach record highs which could lead to households suffering major lows - as their houses crack under the strain. The surveyors are urging
house-owners to be vigilant as the sustained hot weather can lead to subsidence caused by the loss of water from
shrinkable subsoil. This natural phenomenon,
brought about by a period of high temperatures and low rainfall, is a major threat to properties built with shallow foundations. This applies especially to
pre-1970 houses and particu larly those dating back to the Edwardian and Victorian

eras. The problem of subsi dence arises when the hot spell breaks and rain causes the soil to expand. The expansion is rarely uniform throughout the soil and as a result the ground experiences “differential heave”, which can cause buildings to move and crack. Trees close to houses are
also a threat as they take water from the soil through their roots and increase any shrinkage caused by hot temperatures. Action to permanently
correct subsidence is drastic and involves the deepening of the foundations in a process known as underpin ning. The mere fact that a
house has been underpinned can cause problems when the owner comes to sell, unless it has been carried out by a reputable building company. On finding a crack, house
holders should immediately notify their insurance com pany, or their landlord, and make a claim. However the process can
become stressful as the claim may well involve’several par ties of different professions. Whether the general experi ence nationally that there is often little co-ordination between all the parties is seen locally is doubtful - in the Ribble Valley, hopeful ly, folk get their act togeth er!
