SJ: It’s very easy when things go well but when they’re difficult, that’s when you really begin to find out what a partner’s like.


NP: As a legal team you have to be across everything and be diplomatic. You’ve just got to speak to people and there is no point trying to hide anything. It is always best just to meet things head on but in a diplomatic way and to be able to speak to everybody on the team.


There’s no use just sitting at your desk with the legal papers in front of you, going through them and seeing what’s wrong. You need to have a general feel of what’s trying to be achieved as well, because in the end everybody wants to make money and it’s got to work.

partnerships start at the top but there are opportunities down to the guys on the ground


So, if there is a real problem with access or something else comes up, you need to identify that early on. And there’s no point just identifying it, you have to find a solution.


The best way of doing that is bouncing things off people who have more expertise in the area, and that is certainly what we have found working with various partnerships.


MG: Different organisations work to different timescales. That is where you can get friction. if people haven’t been honest about the time that it will take them to do things.


When you’re developing a relationship, you have to acknowledge the different partners own an interest in that process and if you don’t, then it can go against the longer-term goal.


SJ: Profit and return on investment, they’re not words used in local authorities. Clearly, when we’re embarking on commercial ventures they must be understood more, but if you’re talking about outputs and delivering for the community, our residents are our shareholders.

They want to see improvements in the place, improvements in terms of jobs, health, economy. Return on investment, yes, we understand that’s needed but it’s less of a driver.


DB: In terms of partnerships, there is an element of working together and learning from each other and cooperating to deliver something at the end. Whether that’s job outputs or whether it’s pound signs, it’s the same thing really and it’s about working together, trusting each other and finding a way of working.


DS: If you can create a human face for your client and a story behind what you want to do, that helps massively because it’s all about people. I find it helpful when people know what a company is all about.


Is there something special about working locally?


AK: I just think Lancashire really underplays its hand in terms of what it’s actually got here and what it can offer the rest of the world.


TCB: When you’re developing in your borough then you do have a sense of pride. I grew up in Brierfield and look at the partnership we have with Pendle

and what that has delivered there. We’ve created a partnership with Burnley FC in the Community, Nelson and Colne College and we have brought in other partners to deliver the project.


AK: It is something that has been instilled on everyone in EG from the very top down. The Issa family view is very much to stay local. We also promote from within. The EG ethos is to bring people forward and give them the chance.


DB: If the majority of your projects are in the North West, then it’s great for the staff because they’re not commuting long distances, they tend to keep their money in the local economy and so it’s all good.


MG: UCLan and the other universities around the region attract huge numbers of international students. One of the big attractions is we can say, well these are the businesses based here, this is how you can go and have a career and remain and contribute to the area.


TW: It is just as important to know that we partner with our subcontractors. It really is important that you support those people who are supporting you: the subcontractors and the supply chain. It is essential to maintain the people within it.
