overall visual quality of your community and your association’s reputation for sustaining and maintaining – not deferring components and infrastructure maintenance. This helps ensure property values of the neighborhood remain elevated well into the future.
How much will regular periodic maintenance cost?
The short answer is – it depends on your circumstances. How much work needs to be done? How complex is the nature of the work? Does the association have a well written painting specifi cation? Will multiple painting companies be invited to respond to a request for proposal (RFP)?
If you attend the CAI-OC Education and Trade Show luncheon events, you will fi nd representatives from several large paint manufacturers there that can talk with you about developing a paint specifi cation for your community’s needs. Your association community manager should already be familiar with the consulting representatives and can bring one into a community to review current paint colors, the paint scheme or palette and specifi c types of paint needed to cover metal, stucco, wood, concrete board, etc. The paint company representative will develop the painting specifi cation for the community, send out an invitation to multiple painting companies, and incorporate any updates to the spec based on inputs from a painting contractors bidders walk in the community.
Do you have references from painting companies competing for your project?
Before selecting a painting company for your community project, you will want to discuss both your community manager’s experience with companies and feedback from previous customers who have worked with the painting company. This can sometimes be challenging to evaluate price, performance,
and schedule from other completed projects. Ask the vendor if they have painted buildings in your area that you may visit. You will also want to look at quality and durability which has held up from previous painting projects.
Does the painting company you select have suffi cient and appropriate insurance?
All contractors hired by an association should be properly state-licensed and insured for the work in an association. All potential painting companies and their subcontractors (if any) must be specifi cally insured for community association work. The board and management should work with association legal counsel to ensure that the painting company’s response to the solicitation is incorporated into a formal contract which requires the contractor to maintain suffi cient insurance and includes other important safeguards for the association.
Can the selected painting company do the job right?
Can the painting contractor the association selected do the job right the fi rst time and in a reasonable time? What is their availability to do the project and how long do they believe the entire project will take? The references, photos, and visits to other projects the vendor has painted all form a basis for their reputation in the industry. Both negative and positive reviews on Google, Yelp, or LinkedIn should be followed up when evaluating past performance. Doing your homework before choosing the vendor for your project will help you select the right vendor for the project. Your painting contractor is a vital association business partner helping to maintain and sustain the community assets for many years in the future.
