just team member turnover, it is inconsistent quality produced by members of the same team. I, therefore, decided to focus on elevating the quality of work my team and I produce by creating internal processes which ensure consistency. To accomplish this, I set out to busy myself with dusting off and updating templates, policies, and checklists intended to be newly relevant tools and resources for my team and me.
One afternoon, fatigued by seemingly unstoppable rain, and the fl ooding, roof leaks, and remediation that follow, frustration with my lack of progress in the fi rst intention I set for my professional growth this year prompted me to open my browser. Slowly I typed, Chat GPT and with that, what was heather grey erupted into technicolor as I entered a digital wonderland.
Reminiscent of a high school junior with a key to the liquor cabinet, I quietly closed my offi ce door, tip-toed back to my desk, and reviewed that week’s task list. New Project Development, template Architectural Guidelines. Well, Chat GPT, show me what you’ve got. I typed my request, including a “please” and “thank you,” cautious not to offend my new robot bestie, and I sat back and watched as my work was done for me. The guidelines it produced were vague and generic but also relevant and industry specifi c. This happened to be exactly what I needed as a jumping off point for template purposes. Supplement those with specifi c paint color schemes and approved plant lists and you have a very usable document.
Since that fateful day, while I still consider my relationship with Chat GPT to be casual and non-exclusive, I have spent many commutes contemplating how to launch this tool to my team members both tech-savvy and tech-challenged. I have further wondered how to ensure utilization of this tool continues to work toward my initial back-to-basics goal for professional development. Admittedly, I cannot say I have it all fi gured out, but I have established the following areas AI has proven helpful to me:
NEWSLETTER ARTICLES If you have a generalized topic for which you need content, such as coyote safety or tree trimming during nesting season – consider trying Chat GPT. The more specifi c your request, the more likely you are to be pleased with your result. Tech- novice tip – when you copy the content and paste into your destination, be sure to select “Paste / Keep Text Only” to ensure formatting issues do not arise.
BASIC DOCUMENTS I typed a search of “Please Draft Homeowners Association Rules and Regulations for the State of California” and it produced a very usable document. Always be sure to read these before presenting them to the Board for review and recommend counsel review before member distribution.
EMAIL TONE I intentionally drafted a rude and unprofessional email for the purpose of this article and asked Chat GPT to soften the tone. Here are the results:
Original: Dear Ms. Smith:
A violation fi ne was posted to your account because you have not taken care of your front yard landscaping and it looks terrible. We have sent you multiple letters that you have ignored. The Board of Directors is not going to remove the fi ne because you have been an irresponsible homeowner and everyone hates you. Take care of your house and read your mail, for all our sakes.
Best Regards, Your Manager

As for my husband’s attempts to bring modern technological innovations into our industry, I must cautiously declare AI/Chat GPT a win. Alas, I cannot seem to make him understand why I do not ever see us accepting Bitcoin assessments. Suffi ce it to say I suggest my fellow industry members give Chat GPT a try to see how it suits your professional goals, while it is still free. Cheers, friends.
