I had the pleasure of co-chairing and attending CAI-OC’s Managers Breakfast discussion of “Trending Green” (i.e., environmentally friendly practices) at the Crown Valley Commu- nity Center in Laguna Niguel. Bill Curry, an attorney with Whitney I Petchul, and Naveed Ahmad, Senior Advisor of eMobility Business Development & Partnerships for Edison dis- cussed EV charging stations in community associations. Angelo De Guzman, Sustainability Specialist at CR&R discussed trash composting rules and best practices, and Matt Dav- enport, Chief Encouragement Offi cer at Monarch Environmen- tal discussed the “Landscape Evolution Revolution.”


At the Managers Breakfast, Bill dove into meaningful discussions related to California Civil Code restrictions that supersede adopted CC&Rs as it relates to allowing members to install EV chargers in their separate interest or the common area. Naveed provided insight into Edison’s recommendations for EV charger installations and questions for community association leaders to consider before installing those stations.

Angelo provided a high-level overview of how CR&R and other waste management services are rolling out compliance procedures to comply with California Senate Bill 1383, which was enacted to divert organics from our landfi lls to help further reduce greenhouse gas emissions that contribute to global climate change.

Last, but not least, Matt provided education on Assembly Bill 1346, which required the State to adopt regulations on gas-powered tools by July 1, 2022, and ban their sale by the start of 2024. Matt educated the managers in attendance regarding current and upcoming cost concerns, potential benefi ts and pitfalls of the switch to electric-powered equipment and also opportunities and trends for rebates and grants to convert water-dependent landscape into California native and drought-friendly landscape palettes.
