It took time to convince us to accept completely new methods, but we saw the benefits, including speed of construction and value for money, and more opportunity to deliver high quality. As an example, we visited the EIP factory in Oldbury to inspect the bathroom pods three times during the design stage so that we could get exactly what we wanted. They will be tested before 400 of them are built, and we know the baseline of quality has been set before they arrive on site.”
A seamless partnership
The collaboration and partnership with our client and Gleeds’ client has been seamless; we are all working in the same office on site, so we can maintain that level of communication, but we were keen to guide ABUHB through the construction process, and position ourselves as trusted advisors. As well as delivering through a DfMA approach, we operate through an integrated delivery model. Our EIP factory is part of a series of supply chain companies that, when combined, offer a synergised approach – Explore Transport, Select Plant Hire, The Expanded Group for piling, sub-, and super structures, and Crown House Technologies, who deliver building services, are all part of our offer, and it was key that we had the whole team working with us. Our integrated approach provides a platform for common goals, a wide sharing of knowledge, and a common motivation to adhere to the project strategy and achieve it to the standards that we all share. Immensely complex
These shared experiences and ‘one team’ approach became most valuable and apparent in the pairing of the Diagnostic and Treatment (D&T) block with the wards; both immensely complex in their development, and requiring different skillsets to deliver without breaking the seamlessness of the flow between one and the other. You could describe the D&T block as being full of ‘intelligence’, as this is where the critical care elements are delivered – including emergency, pathology, pharmacy, radiology, theatre, cardiology, and intensive care. Conversely, the ward block is far more repetitive, and needs to provide a functional, but still aesthetically pleasing,
comfortable, and accessible environment. Creating a series of pre-assembled design-engineered panels, beams, and planks 200 miles away in our EIP factory gave us the space and tools to be able to get every element perfect and consistent before slotting into the site.
On completion, the sheer scale of the 55,000 m2
Grange Hospital will be what
generates awe in those who see and visit it, but the shell has also been designed to hide the vast amount of building services (mechanical and electrical engineering) that are the ‘engine room’ of the hospital, controlling a critical environment. These include 190,000 metres of cabling, and 52,000 metres of conduit, 13,500 light fittings, and 2,100 medical gas outlets and services, all running through trenches under floors and within ceiling ducts; in fact at least 30% of The Grange’s value as a project
