Ferndene, designed by Medical Architecture, is a purpose-built £27 million inpatient centre. Opened in autumn 2011, the purpose-built facility provides a range of therapeutic educational, social, and recreational facilities, and on its opening was the UK’s first such integrated mental health and learning disability service.

At the Ferndene facility in Prudhoe we proactively worked with members of the Trust’s Estates team and supply chain partners to discuss maintenance challenges at the site. One of the central challenges was ensuring that residents did not need to be disturbed or removed from their environment in the event of a maintenance issue – this resulted in the installation of overhead walkways in the roof void, which provide access to mechanical and electrical services, minimising disruption to patients.

programme of works, Building Information Modelling (BIM) via ‘Navis Works’ allowed for foresight of how rooms would look and the furniture to be used within them. This understanding of the look and feel of a site pays dividends in the long run, by allowing us to spot challenges early on and, through collaborative efforts, overcome these in a way that is conducive to patient care. BIM modelling is critical to the efficiency of a project. involved – designers, architects, NHS Estates teams – to better understand the capital and operational expenditure implications of design decisions. This is because decisions taken by any one of the supply chain partners can be immediately inputted into the BIM model to provide an accurate visualisation of the project for all to see and understand. Models effectively become a living, breathing guide that can be used for all major NHS capital development projects on the programme. This allows for end- to-end asset management that can be used to improve how a building functions on a day-to-day basis, and in the event of further development being needed.
