There are many different approaches to a single solution; for example you can clean and clear a floor with a steam generating vacuum, a pressure washer paired with a hard surface cleaner or a scrubber drier. With cleaning often representing 80% or more of a contract’s costs, an improved methodology - to complete work faster and to a better standard, often using fewer resources - can deliver rapid payback.

It’s
common for FMs to separate a cleaning tender into individual tasks, and focus on one traditional machine for each task – but before setting out to simply replace cleaning technology like- for-like, it’s worth considering what else is out there.
New steering concepts in the scrubber drier range and innovative steam cleaners have opened up new opportunities for small and confined spaces; new lithium-ion batteries are lighter, last longer and charge faster than their predecessors for cable-free cleaning of even large expanses; Kärcher’s innovative CV 60/2 RS is a battery powered step-on vacuum for both carpets and hard floors with a tiny 0.72m2
footprint.
An FM who had previously used a team of tub vacuum cleaners per floor, found he need only retain a handful of machines for the really fiddly hand-clean only areas. By switching to two large-area coverage CV 60/2 RS machines (one starting at the top of the building, one at the bottom, hopping into the lift between floors and meeting in the middle) he realised huge productivity savings.
At the opposite end of the vacuum cleaner size spectrum, even the humble tub vac has learnt a few new tricks; eco!efficiency models provide whisper-quiet operation, enabling them to be used in the daytime, opening up significantly longer operating windows and providing alternate staffing opportunities. Likewise, all Kärcher tub vacs are fitted with a kettle lead – meaning should this frequently abused essential piece of kit become damaged, the machine need not be written off, it’s just a simple spare part change.
Multi-tasking machines - such as compact scrubber driers that can also be used as carpet cleaners, or sweepers that can be used indoors or out with variants for carpet, paths, artificial grass and even snow - will provide two or more functions for less outlay than separate machines, whilst freeing up space in your janitorial cupboard.
Cost over period should be assessed, not solely on upfront machine cost versus lifespan, but against all those optional extras, that can at first glance look frivolous. Kärcher scrubber driers feature clever innovations like AutoFill and AutoRinse, which can typically save 30 minutes on a two-hour cleaning shift (based on a two tank clean). Moreover, consider what a year’s worth of detergent overuse could cost without the regulation provided by a dosage system.
