40/ JUNE 2020 THE RIDER REAL ESTATE: COVID Isolation On A Farm

By Teri Davidson. I had no idea until this virus

came how isolated my life already was living on a farm! As a realtor I go out every

day and meet with clients, show them homes, view their home if they’re thinking of selling, and then go back to my office and do my paperwork. With all of the newfound social media advertis- ing, “doc u sign’ that we use to have documents signed without being there in person, and virtual

tours, along with wonderful pic- tures, we really don’t spend a lot of time person-to-person. How- ever I hadn’t really realized this. When the virus came and we

were told we would have to so- cially isolate it was fairly easy for me to do. Initially people pulled back

from listing homes or from going out to see them. But as time has gone on I’m finding buyers and sellers are back doing what they’ve always done, “buying and selling!”

There are still families that

need bigger accommodation, es- tate sales, divorces and people who are moving for job situations. We are just doing our job differ- ently. The Ontario Real Estate As-

sociation has provided us with health measures and precautions that we need to take prior to meet- ing and/or showing houses. The first call I got, once we

had become socially isolated, was from a family whose parent had died suddenly and they needed to

have a price on their home for probate. I decided at that time I did not want to attend the property as everything con- cerning COVID-19 was in its initial stages and I was feeling very unde- cided about what I would do. I came up with the idea of them

FaceTiming me on their phone as they walked through the house showing me the layout, the updates, windows, fur- nace, wiring etc. The property was located in an

area that I worked in for the past 42 years so I understood the neighbor- hood. I also drove by the house on the outside. I felt very confident giving them a

price on that home. I then suggested this format for

pricing to an appraiser who works with me. He started using the same format. It’s worked very well for us both. As things progressed and our in-

dustry took measures to keep us in- formed and to give us advice as to how to proceed legally and with health cau- tion, I started showing properties again. We use a policy and procedure

questionnaire for COVID and each one must be filled out before you show a property. When you reach the property, you

leave your shoes outside. All visitors must wear gloves and there’s a station at the front door that has anti-bacterial wipes and or hand sanitizer. We’re not allowed to use the rest-

room facilities, nor turn lights off and on, and we touch as little as we can while we’re viewing the property. The homeowners are not home and multiple showings cannot happen at the same time.

This procedure seems to be work-

ing quite well. In my area, in particular, prices have not fallen, which is won- derful news! And homes are selling. Especially country properties. Perhaps people are thinking this is going to be with us for sometime and understand that living in a country location keeps you isolated. While I have not seen my family

for sometime, other than my daughter who decided to stay with me while this was on, my lifestyle at home has not changed much. Our daughter works re- motely from home and it’s been won- derful going back to home cook meals and long walks with the dogs on our property.
