Holidays are coming… So my summer holiday in Kos feels like a distant memory. I managed to time my holiday with the heatwave and being a fair skinned ginger I spent most of my time hiding in the pool. It had a pool bar though, so I was quite happy - every silver lining.


Back to business however and for anyone counting it is approximately 20 weeks to Christmas… Yes, CHRISTMAS.


I know it feels like ages until the man in the red suit slides down the chimney (especially as I spent the weekend in shorts, it was so hot) but think about it from a Conveyancing Point of View. For anyone looking to be in their new home by Christmas, you have 20 weeks, to market your house for sale, find a buyer, find “the one”, move in and locate a space for Christmas Tree to stand proud in.


So if you are looking to move and to be snuggled by your new fireside, now is the time to get your house on the market.


But remember that dream home could be hiding a multitude of problems, don’t get your tinsel in a tangle, just remember your survey.


If you are obtaining Mortgage Finance, then a Mortgage Valuation will be undertaken by your lender’s valuer. This valuation however is carried out for your lender only and is used solely to consider whether the Property is worth more than the amount to be advanced by the lender. It does not consider whether the Property is worth what you are proposing to pay for it or whether there are any defects.


A Home Buyers Report is considered to be the intermediate level of property survey. It will not detail every single aspect of the building, but it does spotlight urgent matters that could have a substantial effect on the value of the property and will bring to light any areas needing attention or further investigation. It will include all major sections of a property that are visible to the surveyor.


If you are purchasing a property that is in need of renovation or that you intend to alter, you may wish to consider commissioning the more comprehensive Building Survey.
