process is and perhaps there are some similarities and truths, but unfortunately, they don't,” said Keujer.“Many of the individuals in these shows, have very high budgets and are, in a sense, 'act- ing' for T.V.These 'home buying' shows often don't show the challenges that can arise when purchasing a home — multiple offer situations, property inspection issues — and they tend to speed up a process that is in fact, very detailed.” When you finally find a home you love and


wish to purchase — a process says can range from the “first time you go out looking or it could be months later” — then it’s time to put an offer in. “Once you find a home you are willing to write


an offer on, you will be filling out a contract.You will more than likely be negotiating things like price, possession or inclusions,”said Mereska.“This is when it is a very smart idea to hire a realtor who can help you with the negotiating and advice on where you should end up on your final purchase price.” “The bargaining process can be overwhelming,


but your Realtor is highly skilled and trained in this area, to streamline the process for you,” said Keujer.“This process can take place over the course of an hour or even a day or two. Likely there will be a counter offer to your original offer to the seller.They may want to adjust the pur- chase price, the possession date, or any other terms associated with the sale that are lined out in the contract.Have some patience throughout the process, as it is just that, a process, and trust


that your Realtor will do what's best for you, after all, their job is to represent you.” Once the price is agreed upon, the home will be


considered conditionally sold,and the buyers and seller buyers and the sellers have to work towards tackling any of the conditions that were listed in the contract.Once financing for the property has been obtained and the conditions met,the home has been sold, and the seller and buyer can focus on moving in or out. “Buying your first home can be an overwhelm- ing experience,an exciting one, but also a huge commitment and often times, the biggest invest- ment you'll make. Being realistic and having some patience will keep your expectations in check, as individuals tend to get very excited once they start viewing homes,”said Keujer.“Your Realtor will be there to guide you through the entire process and will be there to answer any question you may have.”
