Lambert Smith Hampton advised Tesco and developer Simons Group over the redevelopment of this 3.6-acre site into a 70,000 sq ft mixed-use retail park.
LSH retail director John Butt explained that he and former colleague Jeremy Young – “who we sadly lost this year” – had been involved with the site’s potential development for almost 20 years. Changes in retailing had ultimately led to Tesco disposing of the land instead of developing it themselves.
“The market has been extremely tight. Retailers are finding life difficult and to achieve this scheme, fully pre-let and fully funded by Portsmouth City Council, was a bit of a coup and good deal to have pulled off. The deal structure and delivery has led to a good quality development, but also – and people often forget this with retail and warehouse schemes – the generation of a number of jobs.”
Fast Rising Property Business of the Year WINNER: Highwood Group, Romsey
Founded over 30 years ago, and a proven private developer of various successful schemes, Highwood Group’s turnover has surged within the two years following the Brexit referendum from £15 million to in excess of £100m.
Highwood co-founder Nigel Meek explained how the Brexit leave vote had disrupted support for a proposed major Highwood development at North Stoneham Park. However, Highwood realigned its market strategy and secured alternative funding through a joint-venture with Vivid, Hampshire’s largest provider of affordable homes, since when the the project has rapidly progressed, along with a growing Highwood workbook and 50-plus headcount.
North Stoneham Park will provide a new community of 1,100 apartments and houses. And it’s already a winner – having won the SCPA Large Residential Development of the Year Award earlier in the evening.

Regeneration Project of the Year WINNER:
St.Thomas Church, Winchester
With a Winchester landmark 160-foot spire, mentioned in Thomas Hardy’s Tess of the D’Urbervilles, this 19th century Victorian church was de-consecrated in the late 1960s. A listed building, its conversion to provide nine unique apartments was designed to retain much of the original interior, modernised with clean simple lines, while preserving striking exterior architecture and stonework.
David Pratt, MD of Vision Architects, commented: “Developer Hemdean St Thomas had an eye for this fantastic opportunity, so there was always going to be a way to resolve the modern with historic fabric. It was challenging in terms of detail, but more challenging was the scale and different construction aspects. It’s been a really interesting project because we are a problem-solving consultant – problems stimulate our interest.
“It was a real surprise to be nominated; a huge surprise to actually win it.”
