These big builders wanted fast turnover and had the leverage because they were building multiple dwellings annually (as opposed to just one or two) to be able to get the sub contractors on the job site quickly and con- sistently. Quality of workmanship suffered in some cases and buyers were left holding the bag so our government stepped in and added initially the Hudac Warranty program which has recently had a name change to Tarion Warranty. Home builders must belong to the Tarion

more so as consumers believe they can take on projects and do it yourself fixes because of our new modern way of thinking. My motto is let the professionals do their job, but in this world of home improvement cen- ters, on-line anything and people looking to save hard earned dollars we need to be par- ticularly conscious of liability factors. It used to be that if you constructed


your home yourself it was perceived that it would be a better built home than an aver- age builder would construct. The one man, hands on contractor was considered to be someone who took great pride in his work, was going to use better materials and work- manship because his good name was at- tached to the quality he produced. This may have been true years ago


when everything wasn't as fast paced as it is now a days and when the one man oper-


warranty program in order to be able to construct homes here in Ontario. They have to place a surety or dollar amount to become a member. This deposit is held by Tarion and could be for- feited if the home builder fails to complete or rec- tify any problems that occur with the home after the buyers have purchased. The complaint must be addressed in a timely fashion and if the builder fails to respond then the consumer has the right to complaint in writing, with documentation to Tarion. The Tarion group would contact the builder


and ask for their side of the complaint issued and expect the builder to move forward as soon as is reasonable and resolve the consumers issue. Fail- ure to do so could ultimately end the Tarion membership for the builder as well as fore-fitting their deposit. I believe there is a website where you can


see how your choice of builder has measured up in their service to previous consumers they've dealt with. Another smaller issue but one I think is


equally important to mention is a common prac- tice of selling homes where light fixtures are being replaced. Typically sellers have a some- what elaborate or expensive or sometimes senti- mental light fixture over their dining room table or a special light in a child's bedroom. We will have agreements of purchase and sale whereby
