buyer from making an offer on your property. Make sure your home is priced fairly, based on the comparative market analysis. Te tremendous increases in technology and information sharing have equipped buyers with more information than ever before. Tey know what a property is worth before they go out to see it, because they research the prices of other houses in that neighborhood. Listing your house at a price that is dramatically above the fair market value could result in the property sitting on the market indefinitely. Teresa warns, “To overprice a home is the biggest mistake, if you want to sell it quickly and get a fair price for it, you need to price it accordingly to target the right buyers.”
Charles has some final advice, and some good news for sellers
on the First Coast who have well-conditioned properties that are priced fairly. “So, as a seller, make sure that the house is in good condition, [and] that there is no deferred maintenance repairs that should have been done a long time ago, but weren’t. Before you sell your home do the replacements that need to be done. Tis includes replacing carpet, painting, and keeping the landscape well-maintained and attractive. Make sure all appliances are in good working order, and, if possible, make sure they are not dated. A well maintained house will sell quickly. Homes that are in beautiful condition are only staying on the market for a few days.”
