28th January 2013. So what is The Green Deal? It is a new type of loan against the property with payments spread over a number of years which means that you can make energy-saving improvements to your home or business without having to pay all the costs up front. Energy saving improvements include but are not limited to: • insulation – this can include loft insulation, cavity wall insula- tion and either internal or external insulation for solid walls • Heating and or heating controls. This could mean updating your old boiler to a more efficient condensing boiler • Draught-proofing • Double glazing • renewable energy technologies – eg solar panels Repayment levels will be based on typical energy bills for

your particular type of home. Since most of the improve- ments reduce the energy used in heating this usually means typical heating costs. Estimated savings from the measures installed should be equal to or greater than the costs of the measures. This is calculated by using a formula known as the Golden Rule. It should be noted that the savings made by low energy users might be lower than the cost of repay- ments. As nearly everyone has an electricity bill, the payments for the improvements are paid through additional payments on this bill. A Green Deal loan stays with the property even if you move so it is different in this respect to a normal loan or mortgage. The first step in the process is to get an assessment. The assessment has two parts, firstly the Energy Performance certificate as we have when selling or letting and secondly an accurate assessment of how the property is used. From this information a Green Deal Advice Report is prepared. as a qualified Green Deal advisor i will be able to prepare
