property VIEW A highly encouraging start to 2013
I
t is fair to say that January and February in Dartmouth can be sluggish and with the weather that we have been having and other economic factors, you could be forgiven
for thinking that this was a foregone conclusion. I am, however, pleased to report a strong start to the
year with a record number of sales agreed in January for our company. February, so far, seems to continue the trend and this bodes well for a boost to the local housing market. There seem to be various factors that have led to this welcome increase in business. Firstly, there is much better news generally about the prospects for the economy and indeed for the european economy in general. last year the Government made funds available to the banks for lending and this seems to be filtering through to the market with mortgages increasing month on month. Yes, I am afraid to say that prices still need to be competitive and this is likely to continue for sometime but if you are buying and selling in the same market, then it is a level playing field. There are however too few new instructions coming

to the market at present. The fear is that everybody who is thinking of selling will put their properties on in the spring, flooding the market (not literally). We need the instructions now, to supply the demand.
Whilst writing this article, the sun has appeared and it is warm outside and the door to the office is open. could this be the start of spring? The heralding of better weather is highly likely to bring out even more prospective buyers and with the numbers of available properties being low, it is a great time to go to market. recent agreed and completed sales have been across all price ranges, including a number of holiday homebuyers in the town centre and locals buying and selling within TQ6. We have also seen buyers from abroad and elsewhere in the uK relocating to this area. It just leaves me to say that I hope that the happy start
to the new Year continues and we see the forecast gradual improvement in the property market throughout 2013.•
