JoineD-UP ProPerTy serViCes Propertyserve

Propertyserve provides a joined-up property service, procuring, managing and delivering reactive fabric maintenance to building owners and managing agents across the UK. This covers every building-related eventuality, from leaking taps to roofs, and everything in-between. The company also offers a helpdesk solution, if needed.

On a daily basis, the team looks after than 4,500 properties - managing single properties and entire portfolios.

Propertyserve manages the entire job from query to completion - providing a full audit trail. Since January 2016 they have answered 130,000 phone calls (97% within seven seconds) and managed 18,515 jobs through their supply chain achieving SLA’s of 82% for emergency response.

Taking real ownership, Propertyserve saves property and facilities managers huge amounts of time in dealing with the day-to-day management of their buildings. The 24/7 solution reduces clients exposure to risk and debt - with Propertyserve managing all invoicing, including the CIS scheme.

Propertyserve facilitates access to a supply-chain network of pre-qualified, fully-insured contractors. It then actively manages this supply chain, ensuring they are capable of carrying out works, have the insurances and accreditations and, as part of the bespoke online system, reduces risks as all jobs have accompanying H&S, RAMS or CDM requirements taken care of. At any given time, Propertyserve can find the right local contractor from across its national network.

Propertyserve's cloud-based system enables clients to gain access to jobs and related documentation in real time and from anywhere.

KAlgUArD Sentinel Commercial

Minimising on going maintenance, and therefore whole life costs, of building assets is a key target for many specifiers, installers and end users. Sentinel Commercial’s KalGUARD® is a cost-saving permanent limescale prevention solution that protects commercial hot water systems, appliances and sanitary fittings. Value-engineered, KalGUARD not only eliminates limescale-related problems, such as increased energy consumption, restricted water flow, and premature repairs, component replacements and breakdowns, but is an almost ‘fit and forget’ solution itself, operating without the need for consumables or frequent servicing.

A scientifically and independently proven system, KalGUARD permanently ‘conditions’ water by dosing it with a very low level of stable zinc via a driven electrolytic process (a Part L recommended methodology), which forces naturally-occurring calcium carbonate crystals to form as soft, non- deposit-forming aragonite, rather than hard, deposit-forming calcite (limescale).

The KalGUARD system is extremely low maintenance, simply requiring a periodic flush of the filter (twice annually is recommended) no consumables are needed for the operation of KalGUARD and the system does not waste water. Long lasting, KalGUARD’s zinc anode has a lifespan of approximately 12 years.

When fitted onto a rising main before tank and booster sets, WRAS-approved KalGUARD technology offers whole system protection, and installation and commissioning can be completed in less than one day. KalGUARD’s advanced controller technology enables future firmware updates to be effected speedily, while an optional BMS pulse splitter allows water usage to be monitored.
