It’s also worth considering business processes and how they can be optimised to create an energy saving, without compromising the product or service offer. For example, can a process be automated, reducing the need for a space to be well-lit and fully heated for its human occupants?


Speaking of climate control, a building’s HVAC system can be your next easy target. Perhaps the system might need maintaining better, upgrading, or even replacing. Switching from a basic building management system (BMS) system to a smart building energy management system (BEMS) can also optimise energy savings. For example, if it’s linked to the entry card system, then it knows whether certain staff are in the building, and can heat/cool their offices accordingly, even learning what temperature and lighting levels are preferred by each team or individual, to intelligently manage energy usage.

It all sounds pretty straightforward to save energy costs, doesn’t it? But that’s not even the best bit. Once you start linking the project together (with other FM activity as well as energy efficiency measures) you’ll find savings in implementation costs, too. For example, if you’re changing the lighting in a warehouse, then use a scissor lift to clean the sky lights and fix the leaky roof at the same time, thus offsetting the cost of the cherry picker to more than one job. Of course, this might mean a greater CapEx cost, but the OpEx savings could be significant, and actually offer greater value.


Naturally, you might feel that there is neither the time nor the expertise within the business to focus on optimising energy savings across the board. A good energy consultant will advise on the biggest bang for your buck, while taking into account the business needs, and follow through with the implementation, so all you have to do is count the positive impact on the company’s bottom line.
