DAMAGE MANAGEMENT
CASE STUDY SCS were tasked by a housing association with the removal of a garage ceiling, which contained textured coating, at an older persons housing scheme in Liverpool.
A leak at the property had alerted the social landlord to a possible asbestos contamination. A closer inspection had confirmed the presence of asbestos and the entire ceiling was to be removed.
Although a low risk removal, the team must still wear fully protective clothing and PPE equipment, including a respirator.
To prevent any residue or fibres falling away, the team applied a coat of Extex, a damp strip that soaks into the

textured coating as a wetting agent which enables it be removed safely. Once the ceiling has been removed, all waste is placed into a red bag (filled with ‘dirty’ waste). The bags were then stored in a specially designed area of the firm’s van and transported to an environmental disposal operation where the waste is destroyed safely.
Luke Brennan of SCS commented: “This was a fairly typical and straight forward contract for us where we were able to complete the removal works in under a day.”
An external analyst (UKAS accredited) visited the property once work was complete and signed off the area using an air analysis testing product, declaring the garage safe and ready for use.
