n the last two issues our shop designers have come up with superb plans for new offices. They have given examples of bright new agency offices, designed to impress and work within a budget. They have shown that you don’t have to spend


hundreds of thousands of pounds to create a modern, functional and attractive office, that potential clients will be keen to enter. This month, in our final instalment of the PROPERTYdrum


Shopfitting Challenge, we asked them to submit designs and/or examples of a real project, for agents who are lucky enough to have a ‘mega budget’. Our brief was “ Mega Budget – this is a new branch for a well


established letting agency with 10 other branches. It’s in Chelsea, so plenty of competition but a seemingly endless demand for homes. It’s a big office on a very nice street corner. Huge windows go with the huge budget and really, the only constraint is that it should look fabulous.


MPL INTERIORS


“When it comes to high-end estate agencies it’s crucial to match any new office and brand with the clientele and the value of the properties being sold,” says Mike Simons at MPL Interiors. “We work extensively with top London agencies and in more affluent towns, so perception is very important.” The basic design principles still apply – creating a dynamic


environment in a crowded market – but at the top end of estate agency, appearance and attention to detail is of paramount importance. “If you’re selling homes worth millions your buyers will move in luxury circles. A shabby office with a dated interior scheme will not reflect that type of customer, it’s a case of mirroring the customer and the properties they would like.” MPL Interiors’ worked with start-up estate agency Messila


Residential, who help wealthy owners and investors, via their branches in Regents Park and Mayfair, to execute its full ‘concept to completion’ service. Mike and his team created the whole design, from the typeface and colour of the logo right through to commissioning bespoke items of furniture.

“Messila House’s company motto is ‘exceptional, without


exception’ so that gave us the benchmark.” The world of oligarchs and the asset rich is not affected by


recession and the top-end London property market is thriving, so competition is fierce. “A new name in London estate agency or an existing company looking to rebrand really has to make its mark. We brought in a number of chandeliers costing in excess of £12,000 each and had the Messila House logo embossed into a stone wall tile which complements the hand built stone-effect reception counter. There’s bespoke carpentry throughout and built-in technology for a seamless, wire-free environment.”
