downsmail.co.uk Scam land discussed Flats scheme

at derelict pub THE derelict former Red Lion pub in Snodland High Street is to be converted into eight flats. Owner ACS Developments has

been given planning permission by Tonbridge and Malling Council to transform the building, which has stood empty for 10 years. The company pledged to keep

the style of the exterior of the prop- erty, thought to date back to 1738. However, some derelict parts would be demolished to makeway for an extension. The six one-bed- room and two two-bedroom homes would be built on three floors. Snodland Town Council raised concerns about lack of parking. However, the project includes a bike store which the borough plan- ning committee agreedwould pro- mote a healthy lifestyle. Town council chairman Anne Moloney said she was pleased somethingwas being done and that the pub would keep its exterior.

QUESTIONS over the future of a plot of land involved in a huge “landbanking” fraud have been raised by Leybourne Parish Council. The site in Birling Road was bought from Kent County Council by four conmen for £80,000 and sub-divided into 220 mini-plots, valued at just £363 each. The plots were then sold for £10,000 each by the gang, whose members prom- ised investors rich rewards for housing projects.

However, the plots are on green

belt land and highly unlikely to be given permission for develop- ment. The gang of four was jailed last

year for the sophisticated scam which also involved “worthless” farmland and green belt sites throughout the country being sold for a total of £35 million. Leybourne Parish Council chair-

man Bob Ulph has suggested that the Birling Road site could be turned over to the community.

He has approached KCC about

the possibility of the parish council purchasing the land for a nominal sum or leasing it for community use.

The conmen, who were each

jailed for up to seven years, ran the scam between 2005 and 2010, per- suading people to increase their original investment. They tricked a retired couple

from Shoreham,West Sussex, into parting with a total of £17,500 for thir plot.

£5,000 cost of plan advice ‘unjustified’

Continued from page one properties at Kings Hill to 3,600, but now includes a new primary school as well as a skate park, extension to the community centre, sports facili- ties and open spaces. The residents’group said it has no agenda and is “simply an action group passionate about the cause”. The spokesman added: “We know the new homes will be built on land thatwas originally set aside for com- mercial development, but we just want to have an input on our future and to ensure that we have the in- frastructure to support it. biggest concern is if no stand is made, there will inevitably be fur- ther phases.” The proposal, which Liberty said

was amended after extensive public consultation, will be decided byTon- bridge and Malling Council. The parish council said: “Kings

Hill Parish Council was asked to make a grant to the Kings Hill Resi- dents group to fund a professional planning consultant to represent the group. KHPC considered the re- quest carefully but, with tight budg- ets, could not justify the unbudgeted expenditure. Therewere also signif-

icant concerns about on-going costs to fight the application, which could be substantial. With ever increasing pressure from Central Government to build more homes, the ability to object to the application with mate- rial planning objections is limited. A planning consultant would not be able to overturn these pressures. The Parish Council believe that the best option would be to continue their ongoing dialogue with the de- veloper and planning authority to achieve the best outcome for the community within the current plan- ning regime.”
