exterior walls posed a real problem in terms of geting structural bearing points. We needed to do this to make larger openings to lead from the origi- nal house into the new addition. Tis was a chal- lenge and required creative engineering.
On the exterior, in our effort to harmonize with the Craftsman style, we used natural materials and colors and brought in many horizontal ele- ments to add variety to the addition. The exte- rior of the existing house is heavy rock stucco. We wanted something softer as the exterior cladding on the addition, where the owners would inter- act with the back yard, and settled on both cedar shingles and Hardie siding. We introduced hori- zontal band boards into the exterior to break up the clerestory windows and the use of different materials. The dark band motif is repeated on both the interior and exterior.
Building the addition to match the width of the original house required two D.C. zoning variances. Te original house was within four feet on each side of the property line but current D.C. building code requires an eight foot clearance. Only by ob- taining the two variances were we able to keep the addition as wide as the existing house.
The Results The owners finally have their dream kitchen and sitting room with a view of the backyard and pa- tio. We also gave them ample space for displaying their collections of bric-a-brac. And, upstairs we preserved the master bathroom and expanded the bedroom.
Te addition steps back on the second floor, so that when someone standing in the backyard, doesn’t feel as though the house is looming overhead.. It makes for an inviting and comfortable garden. Te natural cedar shingles and predominantly earth tone colors that adorn the exterior gives this urban house a nice woodsy feel.
We kept the original first floor foyer, parlor/living room, and dining room intact. Te front entrance gives way to the original stair foyer, but offers a view straight through to the backyard. Tis leads into the kitchen, but avoids the kitchen work spac- es. We met all of our clients’ design requirements and they are very happy with their new addition.
