The Tri-Plex of Texas, which com-


prisesHouston-SanAntonio/Austin –Dal- las Ft.Worth andWaco, has been touted as the future boomin land according to the TexasA&MReal EstateCenterwho esti- mate that by 2030most of the population


inTexaswill be located between these cities. History has proven if you buy land in these growth corridors therewill be


an increase in land values because the continued growth of themetropolitan areas and the fact thatmany familieswant to leave the urban life style. If you look back at the growth of any of the major cities in the Tri-plex


their growth came fromexpansion into rural land.The next 20 yearswill hold the same results.Rural land has historically been a static safe investmentwith a buy /hold approach.The longer the better. The predication by economist like Barton Smith andMark Dotzer say


that itwill take aminimumof 5 years for the employment growth and stabi- lization of the economy to return.This aspectmakes buying rural land a log- ical alternative to buying commercial tracts in and near themetro areas. Themajor issue is the ease and low cost to hold rural land with agricul-


tural exemptions.The fact that you can buy a piece of rural land and not have to spend anymoremoney, just pay the taxes.Often the agricultural lease for cattle or haywill provide you a good potion of the needed income for tax ex- penses. Just buy andwalk away andwait.With that inmind; rural land is an excellent opportunity to “stash your cash”. Economist are concerned about potential inflation and rural land has historically been a good investment to hedge against inflation. There are many other positive factors related to a rural land investment


such as tax incentives, dealingwith agricultural,wildlife, grass lands, timber, and conservation easements.You can also do a roll over with your IRAand purchase rural land as an investment not to be used for your personnel use.The other good news is there are banks in rural areas that are loaningmoney on raw land and happy to help you (an example is the IndustryBank Share group lo- cated in several small towns to thewest, aswell asFarmCreditBanks).Check out these smaller town banks. There is diversity in buying rural land. 1.First there is the investor that buysLand that can be subdivided for res-


idential development.The “new“ office provides the individual living out of themetroplex to have all the amenities of a downtown officewith the fact you can do conferencing and havemeetings over your computer. This offers the resident the tranquility of country life, good schools for their children and a lower cost of living.Most of these smaller towns in the Tri-Plex are not that far from large medical complexes that serve the county. There is always a Wal-mart and the really good regionally grocery stores near by. 2. There is the investor that can buy crop land that can produce diverse


crops, and provide an income. 3.There is pasture land that offers rotational opportunities for cattle graz-


ingwith an income. 4.There are opportunities for land that have specialty nichemarket crops


likewineries, fish hatcheries, and tree farms like olive, pecan and fruit. 5.Water rights, carbon credits andmineral rights also offer incentives for


buying rural land. 6.Tracts that can be converted to semi-organic farming and are conven-


ient to colleges and universities where they can be utilized by the universi- tiesAgriculture department. 7.Recreational land thatmay be on a river or large lake. 8.Wildlifemanagement and grassland programs can offer tax incentives. 9.There are also opportunities to buy land forwetlandmitigation issues. 10. Buying a property that is high fenced for hunting can be very prof- itable to hold with a long termlease.Most land above 200 acres can be in-
