Age-Qualifi ed Housing In preparing this article, we contacted eight developers, owners, and managers of 55+ housing in England, representing more than 378 communities and more than 8,000 residences (Exhibit 6). We focused on developers that


provide “retirement” housing for people who are not in need of care or assistance. Sometimes these communities are referred to as retirement villages, retirement apartments or fl ats, independent living, or retirement housing. Many of these communities offer retirement housing for those who desire a care-free environment, extra care housing and/or nursing care residences. As of November 2011, there were a minimum of 148 additional UK retirement communities in various stages of development or planning by these eight developers. The retirement villages and retirement housing communities include both homes (cottages) and fl ats (apartments) that are for-sale. Services provided by many of the


retirement villages for residents who are not receiving personal assistance or care include: grounds and property maintenance, once-weekly housekeeping and linen service, and an on-site manager. The annual (or sometimes monthly) fees include funds to: keep the communal areas in good repair, pay for utilities, refuse collection and other services such as an emergency call system; and, salaries and expenses for staff. The differences across the communities are as plentiful as the similarities. The age-qualifi ed housing product in the United Kingdom ranges from communities that are positioned as beautiful places to live with an active lifestyle to those that primarily focus on the care that is available on-site. Many of the retirement villages or retirement housing properties in Great Britain are truly villages and they often located within walking distance of nearby amenities, services, and retail establishments.

services and tasks identifi ed by a nursing needs assessment as those that need to carried out or supervised by a qualifi ed nurse – injections, dressings etc. A qualifi ed nurse is on premises 24 hours per day. Retirement Village Essentially anything from an estate to a full blown village-sized development of bungalows, fl ats or houses, intended for occupation by people 60+ years of age. a community development of fl ats or bungalows for rent or purchase that are built on the same site as a care home. Those who live in the fl ats or bungalows do not require assistance with personal activities such as bathing or dressing, but they might purchase services such as housekeeping.
