First-time buyers every where are finding i t harder and harder to get on the property ladder. Nationally, estate agents
are waiting to see what this month brings, as holiday seasons in most areas of the country come to an end. Locally, the property
market is still very busy and there is only the very slight est hint of any slowdown in prices. ’ Evidence is always very
sketchy and the Ribble Val ley has such a high proper- tion of properties which are, individually, a "one-off" in

terms of location, condition or facilities that generalisa tion is dangeous. But the prices now being
asked for relatively urban homes as deep into Clitheroe as you can get are rather surprising. Are they being achieved? The latest national sur
vey by the National Associ ation of Estate Agents con tains a statistic it tags as "very interesting" - signifi cantly fewer sellers, up and down the country, are will ing to take advice from their estate agent on price. Unsurprisingly, the asso

to judge the true market value of a property and ven dors who insist on their property being marketed at an unrealistic price will find it will 'stick', even in a buoy ant market." On the other hand, stories
abound locally of people who could not believe the agent's suggested price and yet sold immediately for every penny of it. The latest figures show
that sales to first-timer buy ers across the country have dropped to 16 per cent, from about 30 per cent
lO.months ago. Everyone is tu tt- tu t- ting about this, but no one can think of a way of doing anything about it.
