House prices are set to slow down

"WE generally follow London trends five months later," point ed out a local estate

agent this week. He was commenting

on reports that, at last, property prices in the capital are rising less sharply and possibly not rising very much at

all.If previous experience

is a guide, that means it w ill be a lm o s t Eas ter when things slow down

herel It may not happen. Most types of home are

still in big demand locally and are more expensive than they were last year. There is still a shortage of desirable properties at the

right price.

P RO P E R T Y n e w s b y Tim Procter

N a t io n a l ly , a d e f in ite slowdown is being seen by

estate agents, but it is not as big as they expected. This is because interest

rates are not only low now b u t have been for a long time and appear likely to be for a long time as well. There are more lenders m th e m a rk e t th a n ever

before, falling over them selves to give mortgages. Some people th in k th a t increasingly strong Gov- eminent action to protect the consumer may also be helping people buy adven tu ro u s ly . T h is does n o t mean th a t people in the re - e v a n t professions nil believe th e measures are

foolproof, by any means. In London particularly,

th e n umb er of in q u iries from b u y e rs fell away sharply after the Septem ber 11th a tro c it ie s . This feature was imperceptible locally. If the world situa tion has any effect on the Valley, i t is in a ttra c t in g people who can well afford to move away from the big

being seen nationally is a slowdown in the number of

first-time buyers coming to the ma rk e t. This always happens when prices are high - a s lig h t slowdown and trimming of prices will bring a return.
