Sellers must shop round for agent

WHEN the time comes to sell your house, you will probably want to shop around to find the estate agent best suited to meeting your require

ments. The first thing most peo

Georgian style window overlooks the green, and the bathroom is mainly ceramic tiled, and has a four-piece suite. The gardens will be very attractive to a

garden lover - at the front there are lawns flanked by two trees, and at the rear there is privacy and an abundance of colour in man ageable size. Stone flagging and an orna mental pond add interest. The drive provides off-road parking, lead

ing to a garage with light and power. Appointments to view can be made

through the agents, Anderton Bosonnet, 103 King Street, Whalley, tel. 01254 825569.

ple do is visit the offices of agents in their area for some idea of how they pre sent the houses on their books, how helpful their staff are, and so on. Having narrowed down the field to, usually, two or three, the next step is to arrange a visit from each one to find out what they think about the property's value, its saleability, and the agents' marketing suggestions. Of course, different peo

buyers and show them around themselves, others prefer the agent to do this, or it may be that the house is already empty, in which case it goes without saying that the agent would be expected to accompany viewers. Always check to make sure there is a strict security policy on viewing and keys. Cut-price fees can be very tempting, but consider what is most important. Would you be prepared to accept an inferior service in order to save a few hundred pounds or less? It's all down to personal preference, but if an agent's cut-price fees result in him having more

houses on his books than he can cope with properly, the sale of your house may suf fer.

When it comes to valua

tion, it is easy to be tempt ed by the highest figure quoted, but this has to be realistic. Even in an active property market, buyers are unlikely to pay more than the full open market value, and you could be left with your house unsold if you overprice it. If you feel the agent is being unduly opti mistic just to put your house on his books, ask him to substantiate his figure with examples of similar houses sold recently.
