CONSTRUCTION CHALLENGE The existing MRT tunnel is passing across the site to connect to Sengkang MRT Depot, and this has reduced the basement footprint and buildability. Occupying only about 36 per cent of the overall site area, this has to be thoroughly planned to cater to all car parking and M&E spaces for the podium. The proximity to the existing MRT tunnel also poses a challenge to the structural design and construction. The architects have to minimise disturbance in terms of vibration, settlement and structural integrity. The solution is then to design long- span ground beams spanning between piles along the tunnel, and to locate these at least 3 metres away from the tunnel’s outermost surface. Loading from the columns above, the tunnel could then be redistributed accordingly and the piles within the underground influence zone could be de-bonded.


UNIVERSAL DESIGN MARK. The design functionality has gone through reviews with

BCA and attained the BCA Universal Design Mark GoldPlus Award. Users were involved in establishing the design needs, and their needs have been translated through the provision of effective way-finding and inclusive facilities, such as adequate seating in public spaces and outdoor areas with good walkability. The design has also considered the site’s height difference of 1.5 metres and the architects will make sure that access to all facilities is barrier-free and disabled- friendly.


The BCA has also reviewed the submission of design for maintainability scheme, aiming to minimise carbon footprint and operation costs. For example, there will be an automated irrigation system at the MRT Green roof; fixed maintenance- aid provisions; and articulating boom lift, temporary suspended working platform and mobile scaffold to maintain the non- residential façade.
