“Surban” sprawl

MIAMIANS TEND TO associate areas like Kendall, Doral and Sunrise, Florida, with a sprawl of single-family homes dotted with chain restaurants or big-box retailers—a far cry from the fast- paced, trendy lifestyle enjoyed by residents of more urban areas. A new crop of developments might change all that. Enter the “surban,” a suburban neighborhood that affords the excitement and accessibility of an urban area while retaining its residential vibe and relatively lower rents. The walkable live/ work/play model is based on the new urbanism and human- modernism movements, which strive to create pedestrian- friendly and eco-friendly environments that offer a higher quality of life. Downtown Dadeland (7250 N Kendall Dr), one of the original pioneers of the concept in Miami, features seven residential buildings with a lively retail and entertainment space on the ground floor. Residents can take an elevator down to a yoga class, dinner at gastropub Barley (8945 SW 72nd Pl) or World of Beer (9010 SW 72nd Pl) to have a pint. Top culinary talents, such as Michael Schwartz and José Mendin, have restaurants opening in the complex this year.
