“In Bordeaux you can buy a house close to the centre, which you don’t find in many other French cities”
care, Pauline suggests: “Recent laws regarding home improvement have significantly contributed to an increasing number of properties in need of significant work coming onto the market. The renovation for energy compliance of certain older properties being relatively costly, some owners prefer to part with their assets rather than incurring substantial refurbishment expenses. “With €180 000 in your
pocket, you can afford an apartment of around 30m2 located in the very centre of Bordeaux. With a budget of €350 000, you would get a three-room apartment requiring renovation of around 70-75m2
in the centre too.”
château in Gradignan, 9km from the city centre, is offered by Leggett for €265,000. “For British buyers, the area’s
appeal lies not only in the exquisite quality of Bordeaux wines, but also in the region’s rich cultural heritage and captivating landscapes,” says Pauline Voisin, Bordeaux-based consultant with property agency IAD France. “The city itself is a testament to sophistication, vibrancy and cosmopolitan living.”
A UNIQUE BLEND “Living in Bordeaux offers a unique blend of historical charm and modern elegance. The city is strategically located, with easy access to a diverse range of attractions. In under an hour, you can find yourself amid the mesmerising sand dunes of the Bassin d’Arcachon or enjoying the long sandy beaches on the Atlantic coast. “The city thrives with
architectural treasures and a lively cultural scene,” she adds. “From its well- preserved historic structures to contemporary developments, Bordeaux exudes an irresistible allure for those seeking a refined and dynamic urban
experience. This juxtaposition of tradition and modernity adds a unique charm to everyday life in Bordeaux.” There’s a wide variety of
property types to choose from in the city and surrounding region, Pauline says. “In the city centre, apartments are predominant, while the close outskirts offer a preference for townhouses. You must venture further from the city centre to acquire a family house with a substantial outdoor space.” Around the Bassin
d’Arcachon on the coast, the focus tends to be more centred on leisure properties, including apartments, second homes and luxury villas. “Moving up towards the beaches of Médoc, such as the highly sought- after Lacanau Océan, the real estate offerings predominantly consist of apartments located by the sea or within residences nestled in the heart of the pine forest. This caters to a buyer demographic primarily seeking a second home by the ocean, which represents 70% of the municipality’s property market.” This could also be a good
time to look for properties in need of some tender loving
FURTHER OUT “For those with greater ambitions, consider relocating just 20 minutes away from the centre of Bordeaux, while staying within the metropolitan area, to acquire a four-bedroom house with a garden and perhaps in need of some general refreshing. If you wish to treat yourself to a charming renovated family home close to central amenities, consider thriving neighbourhoods like Bassins-à- Flot or Bacalan for a village-like atmosphere right in the heart of the city.” For less than €500,000, you
can enjoy family life while retaining the urban experience.
Properties on offer from IAD include a three-bedroom échoppe complete with patio garden in the leafy Bacalan quarter, with easy access to the city centre by tram. Laid out over two storeys, it features a living room and open-plan kitchen, ensuite master bedroom and two additional bedrooms. It has an asking price of €469,000. At Le Taillan-Médoc, 13km
north of the centre, a two- bedroom fixer-upper on an 890m2
landscaped plot is on
offer for €325,000. Built in 1970, features include an attached garage, utility room, home office and cellar. ■
