THOUGHTS PIGEONNIER

FROM THE

3 THINGS I’VE LEARNT

THIS ISSUE P33

The DPE energy

report has two values – Energy Class assesses the building’s energy consumption while

Climate Class shows greenhouse

gas emissions P42

All swimming pools in

France need a drain to the outside perimeter walls leading to a compression well

P87 You should never

outside of the months of July and August

In a recent Notaires de France report, Creuse was highlighted as the top property hotspot for non-resident overseas buyers. This may come as a surprise to those imagining wealthy Americans buying on the Côte d’Azur (and indeed, the Riviera did come in second place) or Brits heading for Dordogne. While the Creuse is undoubtedly a beautiful and unspoilt area of France, where it really stands out is its affordability. Indeed, it has the cheapest properties in France, with an average house price of just €720/m2

(compared to €4,660/m2 in the

Alpes-Maritimes!). To learn more about this less well-known corner of France, turn to page 22 to read all about the Limousin region - which comprises the departments of Creuse, Corrèze and Haute-Vienne. Bordering Limousin is another region offering fantastic value for money and yet more spectacular scenery – on page 74 you can follow one reader’s quest for a French home for under £50,000, and let’s just say the Auvergne plays an important part. Whatever your budget, you're bound to find what you want in France!

EDITOR’S PICK Restored seven-bedroom millhouse in Corrèze This former mill with its two- acre garden and millrace is a haven of tranquillity in the heart of the Dordogne valley, yet only 4km from a historic market town with year-round amenities. Inside, character features like exposed stone, beams and fireplaces extend a warm welcome. The flexible property could serve as a large family home, ideal for multi-generational living, or as comfortable owners’ accommodation and two gîtes. It will come as no surprise that I love the pretty pigeonnier! The price is €559,000. (beauxvillages.com)
