In terms of deals, in 2017 Colliers International acted in the highly confidential sale/acquisition of 13 care homes (over 700 beds) based in London and south east England for a private investor for £70m plus. The buyer is a publically listed company and already owns and operates a group of six homes in Surrey, Oxfordshire and Worcestershire. The acquisition increases the size of its combined care home group to 19 facilities.


We provide formal valuation advice to Barchester Healthcare on their investment portfolio (PropCo) of care homes leased to one of the top operators in the UK, comprising c. 10,000 beds. Colliers International is also the fund valuers and strategic advisor for Target Healthcare REIT, a specialist investor in UK care homes and other healthcare assets around the UK.


When talking about the specialist sector, we are generally focusing on residential homes catering for adults with long-term physical and learning disabilities. Again, we appraise these properties on their trading potential and the average weekly fees in these homes tend to be considerably higher than those in the elderly sector due to the complex needs of service users. The homes also tend to be much smaller and intensively staffed.


This sector has generally experienced some challenges in recent years, but over the last year, occupancy rates have remained more or less stable and fees have shown steady growth. There has been a marginal increase in costs, but when viewed as a whole, the picture has been generally positive for the specialist sector over the last year.
