Refurbishment
operational and therapeutic demands of such a setting. Working under a JCT (Joint Contracts Tribunal) contract, the project was scoped to include a full-scale renovation – touching every aspect of the property, inside and out. The ambition was not only to meet regulatory standards but to exceed expectations in terms of functionality, comfort, and design integrity.
The refurbishment The refurbishment began with a complete strip-out, taking the building back to its structural core. This foundational step allowed for a total reimagining of the internal layout. Walls were removed, new openings were created, and bespoke studwork was installed to support a more intuitive and functional flow throughout the building. Living areas underwent a thoughtful
redesign process aimed at fostering comfort, safety, and sensory regulation – all of which are key considerations in environments supporting behavioural and emotional needs. These spaces were configured to encourage calm and predictability, helping residents feel secure and supported. Staff zones were also reconfigured to improve workflow, privacy, and access to essential resources, ensuring that care delivery
remains efficient, unobtrusive, and responsive to the needs of both residents and professionals. On the exterior of the building, window-
to-door conversions improved accessibility, while façade enhancements gave the property a fresh, welcoming appearance that aligns with its therapeutic purpose. Insulation upgrades and advanced soundproofing were implemented to maintain a calm and quiet atmosphere – essential for residents with heightened sensory sensitivities. These improvements contribute not only to comfort but also to the overall effectiveness of the care environment. A comprehensive overhaul of the
mechanical and electrical systems was undertaken, ensuring that every component was modernised and aligned with current standards. A full rewire was completed, alongside the installation of a new fire alarm system and feature lighting designed to add warmth and character. Dimmable spotlights, digital access systems, and ceiling-mounted climate control units were introduced to enhance both safety and comfort, creating a responsive and adaptable environment for residents and staff alike. Meticulously fitted bathrooms combined
hygiene, durability, and aesthetic appeal, reflecting a commitment to creating spaces that are both practical and dignified, supporting the daily routines of residents while maintaining high standards of cleanliness and usability. The final finishing touches eloquently
underscore the exceptional quality and attention to detail that defined every phase of the refurbishment. Oak veneer fire doors with anti-ligature ironmongery, quartz kitchen worktops, integrated appliances, and high-spec flooring were installed throughout the property. Externally, render repairs, drainage improvements, and full redecoration completed the transformation – turning the care home into a place that feels both safe and special.
Impact and outcomes The successful refurbishment was executed with precision and care, meeting both architectural and operational requirements under a tight programme and within the constraints of a demanding schedule. The project demanded close collaboration
between architects, specialist contractors, and the care provider to ensure every aspect of the build aligned with operational needs. Our project management team maintained rigorous oversight throughout, ensuring quality control and timely delivery despite the technical complexity and logistical challenges involved. A wide range of specialist trades were
involved in the project; all coordinated seamlessly to ensure minimal disruption and maximum efficiency. From the removal of the existing lift to extensive internal reconfiguration and a full mechanical and electrical overhaul, every element was completed to specification, with rigorous quality control at every stage. The integration of multiple disciplines – from plumbing and electrical to joinery and finishing – was managed with precision. The feedback received from the client has

been resoundingly positive and affirming, with particular praise for the attention to detail, finish quality, and professionalism of the site team. Our collaborative approach ensured that the refurbishment was not only technically successful but also aligned with the values and vision of the care provider. “This was a technically demanding
project with a wide range of specialist trades,” said Steve Fox, project manager at John Ryan Group. “Through careful coordination and quality control, we delivered a complete transformation on
