are not disturbed by them, especially when they are trying to rest.” Despite the layout changes implemented

by Harrington Care Homes, the scale of Aston Manor ensures that each resident still benefits from a generous amount of space, which allows for 63m2

per resident. In total, with the site having been

acquired in November 2022, the build itself took two years, beginning works in September 2023 and achieving practical completion in September 2025. Aware that Aston Manor would likely face competition in such an affluent and growing urban location, Harrington Care knew that the home needed to offer something extra to differentiate itself. This meant making beds and facilities

available not just for residential and dementia care, but also for post operative rehabilitation, bariatric nursing, spinal injury, and advanced nursing care, much of which will take advantage of Aston Manor’s Wellness Centre, which incorporates a hydrotherapy pool and physiotherapy suite. When it comes to bariatric care, some bedrooms have wider ‘leaf and a half’ doorways – allowing for the use of wider wheelchairs and other equipment as required – and some are fitted with ceiling track hoists with disabled and bariatric residents in mind. When it comes to post operative care and spinal injury, Aston Manor’s proximity to the internationally- renowned National Spinal Injuries Centre at Stoke Mandeville Hospital – a mere ten minute drive from the home – is key, and Rishi tells me that the home is building close links with both Stoke Mandeville and the Buckinghamshire Healthcare NHS Trust.

A household model Given its size – and given that it is registered for up to 88 residents – Harrington Care is

named after a local park, and each being designed to offer a specific type of care based on the acuity of residents. For example, the Ground Floor ‘Buckingham’ household, being located next to the Wellness Centre, will provide post operative, bariatric, and other specialist care, with the rest of the floor given over to residential care. Meanwhile, the two First Floor – or

‘memory floor’ – households will be geared towards dementia care, with the Second Floor given over to a single nursing care household. “Each of our households has been

aware that Aston Manor risks presenting to potential residents as an intimidating and impersonal space. However, from the minute one steps into the home, it feels anything but, and much of this is down to Harrington’s decision to divide Aston Manor into smaller, residential ‘households’ – each

designed to meet the individual needs of every resident, ensuring they do not feel like one of 88, but rather a valued member of a household,” says Rishi. “While we operate a ‘whole home’ approach to delivering outstanding care, it remains essential that residents continue to feel recognised and special. The household model supports continuity of care; we aim to assign the same team members to the same household so they can develop personal relationships with residents and provide exceptional care with a personal touch.”

A fully electric home Although Harrington Care decided against seeking a sustainability certification like a BREEAM rating — Rishi says it involved too much paperwork and too many hoops to jump through when they simply wanted to get on with the project — the EPC ‘A’-rated Aston Manor still delivers industry-leading sustainability credentials. “We are a fully electric home,” Rishi

confirms. “I believe we’re one of very few in the country that are fully electric. There’s absolutely no gas running to the site. We have air source heat pumps, underfloor heating, a fully electric kitchen, and heat pump dryers in the laundry. We also have air
