IT’S ALL IN THE PLANNING
Your ground maintenance and planning need to be a part of your cleaning routine, so that the rain does not hold you up, says Martin Beaumont, Creator of Monty Miracle exterior cleaner.
Exterior cleaning always takes a back seat in wet weather. And yet the wet weather is often the time when the most accidents can happen.
Steps can become slippy with leaves, paths get muddy and entrances in general look unappealing. Wet conditions in milder spring and summer weather can prove a headache as the humidity provides a breeding ground for moss, algae and blackspots, and there is less frost to kill them all off naturally.
Your premises will still be seen by colleagues, clients and customers, so the facilities need to look good, while your surfaces need to be protected from this organic damage. The cleaning needs to be tackled all year round.
Convenience People will be grabbing time in the sun while they can during summer months, you need to be looking into products that will clean your landscaped areas as quickly as possible. Facilities Managers have a lot of different things to juggle but cornering off huge sections of your outdoor spaces to give a deep clean is not terribly practical at this time of year. If you have larger premises to consider, work in smaller sections and get the most visual and used areas done now. Disruption Depending on your approach, exterior cleaning can mean disruption - larger spaces to block off, more noise, larger kit and therefore more manpower, if jetwashing equipment is being used. This is far from ideal if you are managing a facility that requires a quiet atmosphere. Hospitals, libraries, educational establishments and a lot of workplaces are not always receptive to distracting noisy

equipment, and require access at all times - so it’s better to consider softwashing, which can be applied and quickly rinsed with no hassle.
Protection Your exterior surfaces need to be safe – clean from slippy mud and leaves that could cause accidents. Clearing debris away is vital. But you also need to protect your surfaces before the winter months come. Some stones and other cement surfaces can be eroded or damaged by jetwash, and pointing, gravel and sealants can suffer under the high pressure of the spray. This can lead to hollow areas that are prone to letting in water which can freeze, or result in more vulnerable or porous surfaces, leading to cracks and longer issues. A soft wash is a much more gentle approach and one which offers protection against the elements.
Sealing Black spot, algae, lichen and other organic stains build up on most external hard surfaces over the Summer and Autumn months - but by using the right kind of product and equipment, followed by the right type of sealant, your cleaning team will be leaving the areas looking better and helping them resist more of these building up again quickly, eliminating the growth of organic stains on a range of surfaces, from wood to concrete, tarmac to stone. Sealant means your cleaning team can prolong the lifespan of outdoor surfaces.
With a little planning there is no need for the delayed cleaning to disrupt the use of your grounds. The correct cleaning and maintenance can be managed swiftly and surreptitiously so that the spaces can still be enjoyed in the sunshine.
