FLEXIBLE SPACE REVOLUTION TO CONTINUE SAYS JLL
The latest research from JLL, ‘Disruption or distraction, where next for the UK flex market sector’, cited that the real revolution of flexible office space lies in the variety of solutions now on offer and that the market has seen more changes over the last three years than the previous 30 combined.
JLL’s research predicted that over the next five years more than 10m sq ft will be added to the stock in the key UK cities and flex space will account for over 8.5% of the total office stock by 2023.

IWFM GETS NEW CHAIR
Martin Bell has been named as the new Chair of the Institute of Workplace and Facilities Management (IWFM). He succeeds Stephen Roots who announced he was stepping down after two years in the role earlier this month.
A Fellow of the Institute, Bell has worked in the profession for 22 years and currently
holds a senior role at Nestlé Workplace Solutions, providing global facilities management guidance to a number of businesses. He has also held senior positions at Johnson Controls, PwC, Norland Managed Services and Bell Associates.
Bell has been a volunteer of the Institute since 2012 as a member of the FM World (now Facilitate) Editorial Advisory Board and the Audit & Risk Committee, from which he now steps down due to his new role, and then as a Board member.
Speaking about why he decided to run for the role of Chair, Bell said he sees IWFM as a “well-functioning professional body with a solid plan and an amazing ambition for chartership.”
He added: “Our profession can add value to organisations through embracing workplace, raising our professional standards and aligning to organisations’ goals. We can make a greater impact by developing and deploying softer skills in tandem with professional knowledge and capability, and together we can help build and support our profession’s human capital.”
NJC, the cleaning and support services company, has been awarded a three-year contract with BNP Paribas.
The deal covers Cannon Bridge House, the landmark City of London building that comprises of two interconnected buildings, roof gardens and river views. NJC will take charge of cleaning the building common areas, window cleaning, washroom services, pest control, waste management and bee keeping.
Josh Ashim, Building Manager at Cannon Bridge Properties, commented: “Since its inception, Cannon Bridge House has established itself as a premier site with prominent occupiers and very high standards of cleaning are fundamental for a building of such prestige.
NJC was appointed as a new service partner early in 2019 and their enthusiasm for the contract, a good mobilisation, and the guidance and support provided to the team have been outstanding. With the founding principles and priorities in place, the scoped services are being consistently delivered to our demanding expectations.”
London dominated the sector both Birmingham and Manchester each saw more than 100,000 sq ft added to their flex stock in 2018 – which has already been followed in 2019 by 55,100 sq ft and 147,000 sq ft of lettings respectively.
Whilst the regional UK cities remain some way behind London in terms of the impact of the flex sector, the Big Six cities (Birmingham, Bristol, Edinburgh, Glasgow, Leeds, Manchester) have seen strong activity over recent years from operators.
Take-up rose 26% between 2017 and 2018 to reach 584,000 sq ft, representing 10% of overall transactions. JLL highlighted that the pattern of the take-up in the Big Six is following a similar trajectory to Central London but lags around three years behind. All are expected to see continued growth and it is anticipated that by 2023 flex space will account for an average of 5% of stock.
