High-level cleaning during COVID


Principle Cleaning Services lets us know the challenges of vertical cleaning at Broadgate during the pandemic.


Back in the autumn of 2019, Principle Vertical Cleaning was invited to tender alongside a number of competitors for the vertical cleaning contract for British Land at Broadgate. This was to be a unique opportunity for Principle, but it was impossible to know how things would pan out after the contract was secured and ultimately started in April 2020.


The venue


Broadgate is a 32-acre neighbourhood that bridges the City of London’s financial hub and the creative, tech-focused communities of Shoreditch and Old Street. It is the largest pedestrianised neighbourhood in central London. Together with their partners, GIC, Broadgate is investing £1.5bn to transform the area over 10 years.


The campus hosts many of the world's leading financial, legal, technology and media companies, alongside some of London’s best food, drink, retail and entertainment. Four public squares provide an area of outside space, which is unique in the City, providing the 30,000 people who work here – and the 19m who visit annually – with attractive places to relax and be entertained. The result is a diverse, vibrant community and a world class mixed-use destination for London.


The vertical cleaning challenge


For a vertical high-level cleaning specialist like Principle this was a unique and exciting win, and the challenges in preparing and mobilising were numerous and significant, and expectations were high. This is a multi-site contract with up to 20 full-time staff potentially transferring and a site-based management team.

the best of these and innovate – to the extent that this would be a ground-breaking contract in the UK, offering a modern and industry-leading approach, which would set the benchmark for the industry in areas that may not have been tackled before.


Technology


Portal: Principle developed a bespoke client portal for Broadgate, bringing significant benefit in capturing all data for the many sites in one place and in real time. The contract can be viewed remotely including all compliance documents, schedules of work, training certificates and matrices and equipment checks.


Trends: These can be analysed including weather, equipment use, cleaning productivity, near miss reporting, anything which occurs regularly and can be logged on a hand-held unit – and real data stored and collated.


Drop marking: This is a system owned and developed by Principle where the top and bottom of building facade ‘drops’ can be marked with or without installing a tag. A graphic of the building on the online portal shows the progress of ongoing work through colour, which can change in real time.


Facade management


Principle has the experience and ability to take control of the facade management where window cleaners wear helmet cameras, report on defects and maintenance issues and provide facade reports. They can also handle insurance requirements and cradle maintenance.
