The Future of Maidstone Special supplement, October 2020

‘Call for sites’ decision time

MAIDSTONE Borough Council (MBC) has revealed its Call for Sites preferences from about 330 offers. Narrowing the choice to the most suitable sites and the least suitable – and announcing recommended exclusions – is starting to eliminate planning blight for many home owners.

So far, it has listed 119 sites con- sidered suitable for deeper inves- tigations and given reasons why 151 are recommended for elimi- nation.

Chairman of the Strategic Plan- ning and Infrastructure Commit- tee, Cllr David Burton, said the committee would consider rec- ommendations on November 9/10, together with progressing or eliminating proposals for creating large new garden villages. The council emphasises that

just because a site is rated suitable does not mean it will be allocated in the Local Plan. It explains: “The individual sustainability, spatial strategy and pattern of develop- ment across the borough remain to be tested through identification of reasonable alternatives in the Sustainability Appraisal process.” Sites have to pass three tests –

available, suitable and achievable. KCC Highways have advised on sites from a transport perspective. In addition there have so far been several late offers beyond

The popular sight of horses at the junction of Stockett Lane and Workhouse Lane, East Farleigh, will disappear if the offer for 5.17 hectares of stabled/livery/grazing land progresses.

It has been rated suitable and

could accommodate 70-90 homes. The sensitivity of the site has been rated high and there is an overall recommendation to “conserve”.

High St homes

THE residential area of High Street, Lenham, could extend sub- stantially to the south as a Call for Sites offer has now been now con- sidered potentially suitable. It is made by the Four Bees Part-

nership for 13.3 hectares of agri- cultural land, with the Ashford rail line on its southern border. Capacity is for more than 100 res- idential units.

There are more than 100 potentially suitable Call for Sites land offers. See page 8 for a plan of all offers made Sites were also submitted for

the initial deadline date and these have still to be evaluated. These will be listed on the council’s website.
