of selling residential, commercial, multi family, rural and farm prop- erties for over 40 years I have seen a lot of change in both price and availability of working farms being offered for sale. Currently the pickings are

slim. Especially in the, Brant , Hamilton, Cambridge, Norfolk, Woodstock and Haldimand areas. Good quality soil is at an all

time high for purchase value and farmers will often times hear that a neighbour is retiring or selling

and they will be the first to ap- proach them about buying. Specific use properties like

equestrian or market gardening are priced where most young fam- ilies cannot afford to buy. Financing is also difficult

and here in my area I’ve learned which banks and lenders are the best to work with. With smaller acreage proper-

ties (those under 50 acres) buyers wonder why the land value has skyrocketed. The size is not really conducive to making a good in-

come unless you are building greenhouses for produce, but hobby farmers have driven those prices up as families look to es- cape city living. Typically those hobby farm-

ers are the ones who will pay the most for a farm. If the house on the property is in good condition that’s a plus but even the ones with ramshackle homes are snapped up as building lots for new construction. Only one house is allowable no matter what size the property so any older existing

from potential buyers on farm proper- ties and I am asked if lots can be sev- ered off from a large acreage. The greenbelt legislation stopped most of that and other counties have followed the same criteria even if they are not legislated. One of the new happenings is in

the County of Norfolk. They have ap- proved granny suite properties to be al- lowed ( after applying) on rural and country properties. There are many families who will take advantage of this and have elderly parents remain or kids to stay on the home farms with separate living accommodation. I have several qualified buyers looking to purchase a farm or residential rural property so I am hoping more proper- ties like this will become available this spring.
